Suspending Kiwisaver deductions before settlement

Hi,

My KiwiSaver funds have been transferred to my solicitor's account, and our settlement is planned for the 25th of September. I would like to know if it is okay to apply for a savings suspension now, and whether this will cause any issues with our bank.

Excess on home insurance

Hi,

I'm looking around for house and contents insurance and got a quote from AMI for $200/month with a $500 excess. I could get it cheaper with a $2000 excess for $180/month.

What are your suggestions and thoughts on this? Any advice is highly appreciated.

Inspection report of first home

Hi,

We're in the process of buying our first home, and we've just received the building inspection report.

Overall, the report is very positive. The inspector found no significant issues with the foundation, roof space, plumbing, electrical, weather tightness, or structure.

The main items noted were:

  • Lichen/pollen buildup on the roof and gutters that need cleaning.
  • Several areas of the Shadowclad exterior that require repainting and resealing to maintain the protective coating and manufacturer's warranty (photos attached).
  • A hairline crack in the kitchen workbench, with the recommendation to monitor it.
  • Minor roof damage near the valley, which the inspector described as minor.
  • A loose bathroom door handle.

The house was built in 2022, so I was a little surprised to see these maintenance items.

I'd really appreciate some opinions from people with experience:

  • Are the Shadowclad findings typical for a house of this age?
  • Would you treat the repainting as routine maintenance, or is it something more concerning?
  • Has anyone had a hairline crack develop in a kitchen benchtop? Did it remain cosmetic, or did it worsen over time?
  • If you were buying this house, would any of these items concern you enough to negotiate with the vendor?

First Home Offer – Any Advice on Tweaking These Conditions?

Hi,

I would like to put an offer on a property, but we have a KiwiSaver-related question.

My wife will receive her KiwiSaver first-home withdrawal eligibility letter on 2 August, and mine will be available on 1 September. We have chosen the settlement date accordingly. Do you think this arrangement is likely to be acceptable?

Any suggestions or advice would be greatly appreciated.

Deposit$40,000 (unconditional cash deposit)
Settlement Date:   25th September, 2026

Conditions (including working days): 

  • Finance approval -20 days
  • Registered valuation required by the lender - 20 days
  • Building inspection/report satisfactory to the purchaser - 20 days 
  • Solicitor’s approval - 20 days
  • LIM report review satisfactory to the purchaser and solicitor - 20 days 
  • KiwiSaver first-home withdrawal approval – 20 working days

Parents are alone at house, Palm tree next to the our fence is a risk. Need advice

My parents live alone at home. There is a palm tree next to our property that could pose a risk to the house, and if it were to fall, it is aligned with the room where my parents sleep.

They have already reported the issue to the panchayat, and the ward member has informed the tree's owner, but the owner has ignored the request to remove it.

The effects of climate change in Kerala are very real, and I don't want to simply ignore the situation and wait for something bad to happen.

Has anyone dealt with a similar situation? Are there any practical or legal options we can pursue?

First home buying advices or share experience

Hi,

I’m in the process of making an offer on a property in Wellington. The house is a 2023 build, and the council RV is 970k. The current owners bought it back in 2019 for 718k.

Given market trends, homes in the area seem to be selling about 50k below RV. I’m considering offering 880k after getting pre-approval.

I also noticed that other similar houses with the same dimensions which are brand-new builds are listed under the asking price of 970k

Does this sound like a good deal, or am I missing something in the valuation? Any advice or experience you can share would be really appreciated!
