Considering buying a London flat

Hello, after my (25M) only parent died, my brother and I are expecting to sell the house and buy separate flats. The house will (hopefully) sell for £865-910k. Between my half, my savings, and (possibly) a mortgage, I should be able to buy a two-bed garden flat in Z.2-3 London worth £575-625k (the ‘dream’). Is this insane?

I’ve lived in London almost all my life; pretty much all of my friends and family live either here or within an hour’s commute; I’m gay so living rurally (esp. with no expectation of kids) is not my preference. It just seems crazy to spend so much money on the bottom floor of a house that I’ll be so ‘permanently’ locked into living in.

Any advice would be very much appreciated.
