Considering a lawsuit. Like a others opinions

I will briefly set up the issue without getting into detail, but I have all of the detail I think I need.

The basic story is predicting the S&P level for the month of June. The exact phrasing was "How high will the S&P get by month end". The month in question is June. On June 7th I bought $53.76 on "NO" for the level 7620 with a payout of $5k if it resolves "NO". I admit that seemed like really good odds but we were just off ATHs so heavy on YES wasn't surprising.

Longer story (can provide more if helpful) is that a several days after I made the "investment" the bet (and my $53) disappeared. Didn't even show in my history. So I started a dialog with Kalshi support.

It turns out that on June 2nd (5 days prior to my bet) the S&P set an inter day high of 7620.90. It closed well below 7620 and hasn't come close since. The bet has resolved to "YES" the S&P got as high as 7620.

I think I have an air tight case myself. Opinions or questions? I am considering small claims court asking that the bet be honored as placed and as taken. And no, they did not refund my bet. Finally I have a long email string with dates to demonstrate they did not act in good faith IMO.

I want my money but I don't think I want to get banned, which I assume will happen when I bring the small claims case. Opinions?

Looking for first hand experience with PRRT

Just received my second treatment on Monday. I don't want to get to excited but my head is as clear as its been in years.

Have any of you had success with this treatment. Especially if you were experiencing rather severe carcinoid syndrome symptoms? Thank you in advance

I am stage 4 Lung primary carcinoid NET (Ki <2%) with mets in liver and scattered about. Had major liver debulking surgery in October.

Something sellers need to know about todays market

We currently have a house on the market. We decided to relocate at the first of the year and outright own that house. We were able to qualify for a 6% mortgage (with no points so clean) without the need to sell before we bought. Our local market had been heating up over the previous quarter and I would have characterized it as balanced. Comps were solid and most sellers were getting near asking but not many bidding wars. So we spent some time getting the house ready for selling but purposely did not "spruce" it up a lot and it's a bit "shoddy" but nothing major. When we hit the listing we had a ton of interest/saves/showings and several lowish bids.

Then rates spiked up. At first I didn't think it would matter that much at our price point but living in the PNW a house around $400k is considered on the affordable side. But right after the rates jumped the market has froze up. Number of new listings is easily 3x the number of sales so I decided to do the math. My premise is that most of the people looking in the $400k range are trying to match a house to a monthly payment. So my question was..how much would the house price have to drop on a $400k mortgage to have the same monthly payment at 6.75% (current rates) and a 6% rate (what we locked in in March) and I was extremely surprised at the answer. In order to have one of my customers get the same monthly payment I would have to drop the asking price $30k!!! I ignored taxes and insurance.

So I now know why interest dried up so quickly and why two buyers were unwilling to go higher. They couldn't go higher. I personally think we are going to be stuck at these rates for the foreseeable future and I will convince my wife to rent it out. Or drop the price till it sells. I'm not letting $400k sit idle for any longer. At $2k a month rent (all ready have one lined up) that is a little over 6% annual return (not including taxes) which isn't a horrible place to hide. Anyway, I hope this helps some sellers out there wondering whats happening

2019 CT6-V

Hello everyone. I am the happy owner of this beautiful car. But for health reasons I wish to sell it. I really don't expect to actually sell it here, but what I hope I can get is some solid advice on the best way to sell it. I am not looking for stupid high money but I'm also not in any real hurry. It has just below 50k miles on it. I am the second owner and I bought it in early 2022.

Any advice on price and where/how to market would be appreciated. And remember it is in everyones best interest to hype the value of V's! I will repost a string from 2022 when I bought this beast later if anyone is interested.
