Bay Area parents: Was stretching for better public schools worth it?

We have 2 young kids and own a home with a ~3.2% mortgage. Our assigned public schools are the main reason we’re considering moving.

Private school for 2 kids long term isn’t financially realistic for us.

We’re looking at homes around $1.4M-$1.5M in areas with better public schools. With mortgage rates around 6%, this would be a significant increase in housing costs.

We can put 20%-40% down, but putting more down means tying up more of our savings/investments in the house. We’re a single-income household and can qualify for the mortgage, but don’t want to become house-poor.

For parents who faced this:

  1. Did you stretch financially for better public schools? Was it worth it 5-10 years later?
  2. Anyone regret giving up a cheap mortgage for schools?
  3. If you stayed, what did you do instead: private, charter, transfer, or move later?
  4. Did anyone choose a smaller/older house specifically for the schools?

I’m especially interested in experiences from families with 2+ kids. Trying to decide how much financial stretch is reasonable when schools are the main reason for moving.

Currently in Newark. Got assigned a very low rated (2/10 Schilling) school. Transfer request denied due to long wait-list.

Quartz backsplash installed yesterday. Too late to add another outlet?

We removed an exterior door and added a new prep counter during our kitchen remodel. The quartz countertop and backsplash were installed yesterday.

Right now, this new counter only has an existing box with two light switches. Is it still practical to add a new outlet near one of the corners, or would that require cutting the quartz and isn’t worth it?

What would you do? Convert the existing switch box into a switch + outlet, or add a new outlet on left corner?

Can a structural beam be hidden out of sight?

Hi Experts,
I had this previous pony / half wall, which was hiding this pillar and beam. I am getting the half wall removed, can the new structural beam be invisible? Or it would have to stay like this from end to end?

Is this assymetry intentional? Can it be fixed?

The right side wall cabinet looks narrower than the left side.
Contractor says it's to match the standard 12" spice cabinet. And that the store won't take it back

First time home buyer with no experience with renovation or contractors. Can you please guide me?

I feel like my kitchen should work better than it does, but I don’t have a proper prep area.

(Location: Bay Area, CA if it matters)

Layout (left → right):

fridge → ~30" counter → dishwasher → sink → 36" range → pantry

Opposite side is a pony wall.

Distance from cabinets to pony wall is ~8 ft (96").

Main issue:

No comfortable place to prep. The only decent spot is left of the sink, but it gets taken over by appliances. Cooking feels cramped, especially between sink and stove.

What I’m considering (trying to stay under ~10k):

- reworking lower cabinets

- maybe removing/replacing dishwasher

- adding a narrow cart or something on the pony wall side

Not really looking to move plumbing or do a full gut remodel.

Questions:

- Where would you create a proper prep zone here?

- With 8 ft space, is a small island/cart worth it or just keep it open?

- Is this mostly a cabinet layout problem?

- What would you change first on a limited budget?
