Tips when buying

There is an owner financed/rent to own plot of land thats a little over 2.5 acres. Ive done alot of research and i think im ready to buy, but my dad says i should be looking for reasons not to buy.

To preface- this is undeveloped land. There is nothing but trees, although the brush is not thick.

So here's a list of all of the qualities of land/things ive checked. Let me know if theres anything that gives a reason to not purchase.

No city water- state records show wells on the surrounding properties to be 100-300ft

Land is sloped

Land is not in a floodzone

Land has not been perc tested, but there are no county restrictions on alternatives waste systems that to not rely on soil already on the lot

Land has no easements, but previous owners acquired an easement for an access road to get onto a main road

It will most likely cost 5k+ for powerlines.

I've looked at the deed history at the county office of deeds- seller matches deed owner

Zoning and codes are not an issue- land is unincorporated and outside of city limits. Permits are only required for electric and septic, all other construction is held only to statewide codes. (Yes i called multiple county offices to verify).

It adds an extra 30 minutes to my commute time to work.

It is within 15 miles of a fire station, i havent checked for hospitals or police stations.

There is no ongoing or planned development nearby.

I think these factors are all something i can live with for the price of the land and do not conflict with my goals, but I'd like some unbiased opinions/anything else i would need to check.

Do they tell state troopers to wear the hat like that or do they just do it?

Every time I see them they have that stupid hat tilted all the way down their face, no exceptions. Is that like a part of the dress code for a state trooper or do they just all think that they're supposed to do that? What is it for?

How is work in texas?

Can anyone from Texas let me know if it's worth it. I'm from a Southern state and I'm working concrete, and a rebar guy was just recruited me. He told me I can work for the company branch in Tennessee and start at 22.50, and then move up to 27.50, OR I can head down to the main company in Texas for a period of time that I haven't asked about yet and get my gas, hotels, and per diem payed for, and start at $35, which would be a $10 pay bump from what I'm doing now. If anyone works / has worked and rebar or works / has worked in Texas, let me know if it's worth it or what questions I should ask the guy before moving forward.

What work can i expect to need done on a 1920s home

Small lot with a home built in the 1920s went up and im interested because its well below my price range. Has anyone bought a home under similar circumstances, and if so what would you tell your past self before buying it?

Acne, sweat, grime.

I work a very physical outdoor job and I feel like no matter what I just still feel dirty. I'm concerned that the acne and hair care products specifically just aren't really doing their jobs. Are there something wrong with these or do I need to switch them to something else.

I've been using these for about half a year.

Just interviewed and and took a job from an old school farmer under the pretense of being cis. Tips on how to stay stealth while working in the heat? I struggle esp with hiding my chest but i cant slouch the entire time i work.

Meeting a stranger on craigslist, what do i ask?

Im meeting a man in public in 3 hours. I posted looking for flexible farm and home improvement work and he responded to my listing. What questions should i ask before accepting the job to make sure it's legit? (Before anyone says something i have a person who is going to sit at the location discreetly and watch, + the parking lot has cameras)
