Buying demo flat worth it?
Im looking at a new construction in my city. The 3bhk costs 71.2L for 1250 sqft carpet area. The salesman is also offering me the demo unit which has interiors done for 86L, which includes high quality materials and is tastefully done.
I'm conflicted if I should go for it or not. On one hand, I wasn't planning on getting much interior work done anyways and probably wouldn't have spent this much for interiors, but that's a guess and I don't actually know how much it would actually cost me to make the house ready to live in.
On the other hand, since many people have visited this flat already, it shows some signs of wear, nothing unfixable but it still is not in the pristine shape as the other non demo unit I was thinking to finalise.
An added benefit of the demo unit is it's on a lower floor (2nd floor), all other lower floor units are sold out and I'd have to buy a higher floor unit if I don't go for this one. Since my elderly parents are going to be moving in as well, a lower floor seems like a more practical choice though I myself prefer the views and airyness of the higher floors.
The salesman also said if I got the demo unit, I would be able to finance all the furniture on the home loan instead of having to buy everything upfront.
Given all this info I'm not sure if I should or shouldn't go for the demo flat. Anyone with experiences buying the demo unit? What are the pros and cons of this, and what negotiation can I use to bring down the price of the demo unit?
