Rouge woods, what internet do you use?
New to area and wfh. Read a lot about service issues, especially with Rogers. Doesn't look like fibre is set up. What are you using and recommend?

New windows and garage

Looking to change windows and garage.
Options
- black vs keep white windows (no grill lines..or keep??)
- garage open to different colors but dependent on how we proceed with windows
I've tried to mock up no grill lines black windows with black garage but not sure how I feel about it.
Thinking white windows with no grill lines and dark grey garage? Need your opinions!

Title insurance high?
Purchased 1.4M home in Ontario and being told title insurance is just over $1500. Is this abnormally high or within expected range?

FTHB Married to Home Owner
Hi all, looking for confirmation on a few things as I close my first home.
The facts:
- I'm a FTHB who has just purchased a home in Ontario, with the mortgage and title fully in my name. I am paying for down payment and closing costs on my own.
- I got married last year and my husband owns property, purchased before marriage.
Questions:
- Any issues with my husband not being on the title, besides probate costs if I die before adding him to the title?
- I now realize I'm ineligible for the $4k credit for FTHB land transfer tax because my husband owns property. I believe I still am ok to use my FHSA as that was opened before marriage. Can someone confirm this?
- When I add my husband to the title at refinancing, will this trigger any land transfer tax (Ontario)? Any other costs besides lawyer fees?
- Anything else I haven't considered?
