Would you list as 12 or 14 guests for 4BR, 3-bath, 2,000 sq ft cabin with large outdoor amenities (sauna, hottub, lake front).
We do not have occupancy regulations in our town, so I can list either 12 or 14.
My bedrooms are:
BR1 King (2 guest)
BR2 King (2 guest)
BR3 2 Queen (4 guest)
BR4 2 full-over-full bunk bed (4 or 6 guest)
Would you do 4 guest or 6 guest for BR4?

I have normal size rooms. Would you fit Queen for more moving space or King for larger bed? Are guests very particular about King over Queen? Thank you!
