Claude creates way better BRDs than me

I feed Claude meeting transcripts, data analysis and lots of information on the projects I work on. It outputs incredibly detailed and well formatted business requirement documents. They are better than what I would create, even though I’m the one that fed AI all of the info.

Is this necessarily a bad thing? It almost gives me impostor syndrome even though I provided all of the context. Does anyone else feel the same way about any documentation AI generates for them?

Is this loan estimate a slam dunk and we should lock in?

Hi all,

Currently shopping around as we are on the last year of our 3-2-1 buy-down program and will be at 7.375% next February (effectively 6.375% now)

Home Value: 700k, Current Loan: 448k (will have $2500 from buy-down to apply)

Credit Score: 810, Minnesota

I received the following which seems to be really solid and would like some advice to make sure I am not missing anything:

Rate / APR : 6.250% / 6.281%

LENDER CREDITS: $5575

Lender Fees: $1225

Third Party Fees: $2129

Taxes and Other Government Fees: $1077

Prepaids and Escrow at Closing: $3937

So the estimated cash at close is $2793. Seems like a hell of a deal to offer $5575 in credits.

I'm assuming we are taking a slightly higher rate in order to essentially get a free refinance. I like this idea as I do think rates will go down again within 24 months and we can look into refinancing again then.

Ideally I’d like a no cost refi at 6%, but maybe that doesn’t exist right now.

Hi all,

We are in the final year of a buydown program our home builder had. We locked in at 7.375% (effectively 6.375% until next February). I’m thinking it’s getting close to refinancing time and wondering if anyone has recommendations on the best approach. We are 2 years in to our 30 year.

Home value: 700,000

Mortgage balance: 440,000

Household income: 200k

Credit score: 815
