Need some advice

I moved into a my current home on 1 April 2025 and my landlord asked for the last month rent in advance which i paid. The 12 month contract i signed ended on 31st May 2026.

In February this year i purchased a new build home which was scheduled to be completed by end of May. I told my landlord i will be staying at least until July end. He asked me to pay the July’s rent in advance which i did.

Two weeks ago i was told my the developer that my new home build completion has been delayed till August end. I informed my landlord straight away and told him i’ll need to stay until September end. He acknowledged and i thought everything was ok. He even brought some people to view the house a few days ago as they could move in later this year. Even then he said nothing and talked normally with me.

Yesterday i asked my landlord if i had to pay July’s rent as i had already paid one month in advance. I told him that i’ll pay the remaining months on the 1st of each month as the law now states that all contracts are rolling and landlords cant ask for advance payments. He started getting mad and said that the advance payment was made before the law changed. My point to him was the advance payment was for July. He said the July payment made in advance will now be for September meaning i wont make a payment for September. I said ok because i didn’t want any hassle.

A few minutes later he messaged and said that he was going to list the property on the market and wanted us to move out in July end. Can he do that? It is my understanding that he can’t just evict me because i’ve done nothing wrong. He says that it will be very difficult for him to find a new tenant in October as schools will already have started.

Also, when i moved in i did some outdoor work for him like block paving and painted some fence. I did this on my own will and blocked paved the drive as it was all muddy and it was inconvenient with two small kids. My landlord had said he would come and do it, but didn’t. I also found out from the neighbours that the drive has been like that for 4 years with the pallets of blocks also there for that time. He paid me £500 for it. Yesterday he said he wanted me to paint the remaining fence and finish the block paving. I believe this is his responsibility and not mine. I did what i could last year but when winter came, i stopped.

Since i’ve moved in i have not once asked him to do anything in the home. Even when we had water pipe burst under the sink, we cleaned it up ourselves and he didn’t even come himself to check. We also had water come in through the walls, he said he will come a paint the wall. A year later he still hasn’t.

Let me know what you all think and all advice is appreciated. Can my landlord just kick me out?

Provide floor coverings in lease

Hi guys, I’ve received my shared ownership lease for signing today and one of the clause says;
Provide floor coverings
To provide suitable carpets or such other suitable floor coverings to the floors of the premises.

The house is new build so does this mean there will be no carpets or flooring in the house? Did anyone else have this clause in their lease? I’ll ask my solicitor but will have to wait until tomorrow.

I’ve bought a C5 55 for £999 with 20% cashback from very.com. So it will work out to be £800. Is that a good price or will prices drop lower with the C6 launch?
