Considering a 2010 G37S 20th Anniversary Edition at $8,700 — PPI results inside, is this a good buy?

Hey everyone.. this is my first time considering a G37, currently deciding between this and a couple other options. Found a 2010 G37S Coupe 20th Anniversary Edition, private-party sale, 155,520 miles, asking $8,700 (came down from $9,500). Had a PPI and computer scan done (8/15/26) and wanted to get some more experienced eyes on the findings before I commit.
PPI Findings:
Passenger front strut leaking — recommend replacing both front struts as a pair
Brake fluid water content above recommended level (fluid flush needed); pad thickness couldn't be verified due to caliper coverage
Battery tested 82% healthy, but corrosion on positive terminal needs cleaning
Oil leak on VTC (variable timing control) cover
Oil leak believed to be from intake manifold or valve cover area
Oil leak on power steering rack
Tires: 7/32" tread depth all around (fine for now)
Moderate curb rash on all four wheels (cosmetic)
TPMS sensors flagging air-leakage codes on FL/RR/RL
Computer scan: Engine (ECM), transmission (TCM), ABS, SRS, and instrument cluster all came back OK. Only flagged codes were the TPMS air-leakage ones and two unrelated BCM/AV codes (CAN communication circuit, steering angle sensor calibration).
Road test: No issues noted — starting, idling, acceleration, transmission shift quality, steering, braking, and suspension performance all rated good.
What I'm most concerned about (not covered by the visual PPI):
The shop couldn't inspect internal engine components. Given this is a VQ37VHR from the early-build years, I'm aware of a few known failure points I haven't been able to confirm yet:
Oil gallery gasket failure (common on pre-2012/2013 builds)
Water pump (commonly needs replacement ~100k miles)
Cat converter clogging (some as early as 75k miles)
Cold-start timing chain rattle
I'm getting a separate quote request out to a shop for these specific items, but wanted to ask here in the meantime:
Does anything in the PPI stand out as more/less serious than I'm reading it?
Given the mileage (155k) and the leaks already found, is $8,700 still reasonable, or should this be pushing the price down further?
Anyone had experience with multiple oil leaks like this (VTC cover + intake/valve cover + power steering rack) — is this "typical old G37" or a sign of a car that's been neglected?
Would you walk away, or is this within normal range for a 15-year-old G37 at this mileage?
Appreciate any insight — trying to make a clear-eyed decision before I finalize anything.
