Not great refinance options follow up

Hello, I posted not long ago about some not enticing refinance options my broker provided. I have a 455k loan and recently got down to 78.79% LVR, current lender P&I rate 6.34%

Best new lender rate is 6.25% and (while this wasn’t even in their first search, I had to ask my broker to check) my current lender would do 6.27% but only if I reapply.

A couple of you have already agreed I should be able to do better for sub 80% LVR and the obvious next step is try calling my lender myself.

Just some questions:
- why would I have to reapply, is that just my broker wanting some payment?
- if I manage to secure better rate from my lender without reapplying, could I get my broker to search again? Ie better rate from the other lender

Any other reasons for the not great deals? I’ve been a “good customer”, no other debts, income has increased decently in 3 years time.

Refinance options not that great?

Hello, I bought my home 3 years ago for 500k and my LVR was 94%.

I recently checked in with my broker and the value is now 580k and my LVR is now under 80% - my remaining balance is 455k (457k after refinance costs).

My current interest rate is 6.34% and the top new lender result was 6.25% - even maintaining the 27 year term, the repayments are slightly higher than current. My current lender didn’t even come up in the 3 options but I asked my broker to check with them - they could do 6.26% but only as a “new lender” so I’d have to submit an application to renew the loan.

But again even remaining 27 years and with my current lender, the repayments are slightly higher. It doesn’t seem any option is valuable?

So I have a few questions:

- I’ve always thought my broker service has been good (same firm, though I’ve been served by different people), so is it just that this LVR improvement doesn’t do that much?
- I’ve been paying on time, no extra repayments though, my income has increased by 30k since purchase, and I haven’t done anything to the house - does this mean the value is pretty much just based on the market?

Lastly, my goal was to decrease repayments a bit so I can rent elsewhere/lease my place out temporarily + keep a savings buffer for all that. I guess going IO (best rate 6.74% with new lender including pushing to 80% for about 9k cash out) is actually the better option?

Can I grow other climbers over morning glory?

I’ve seen a few posts here about how morning glory is impossible to kill. It grows along my back fence and it’s likely the roots stretch across multiple units (my body corp hasn’t done anything about it since they can’t determine source).

I wonder if I cut as much as I can down to the roots - if I bury with soil and add another aggressive climber, could this work?

I’m thinking jasmine because at least I LOVE the smell of it.

Refinancing - how do lenders calculate valuations and new rates?

Given refinance calculators on lenders’ sites don’t show you everything, just wondering how things work behind the scenes.

I bought my unit 3 years ago w/ small deposit so my LVR has always been sitting around 94%.

I do have a broker and they’re great - I recently enquired about refinancing (and possibly going IO to relocate temporarily). They gave me a quick call to say I’m pretty confidently under 80% LVR now and will get 3 lenders’ valuations.

I enquired last year too and they said I couldn’t refinance (did not proceed to steps of checking with lenders, to my knowledge).

In short do brokers have their own valuation calculators/use public market data?

Since my house was 500k and my broker thinks I’m under 80% LVR now - I presume it’s worth at least 570k now. If I plug this + now 27yrs left on term into refinance calculators I still can’t see better interest rates.

Any idea how much better than 6.09% I can get?

If you have ever gotten a partner to improve, what worked?

I’m 32F and my partner is 33M, together almost 3 years. I’m gearing up to talk to him seriously about needing more support & effort from him.

As this is unfortunately a very common dynamic in however many shapes & forms, for my case I’ll only add that he has mental and physical illnesses that I do not have and we don’t live together.

I just wanted to ask generally - if you have ever had a discussion like this and saw real change (does not have to be instant or constant of course), what worked? What would you say made things really click for your partner?

Leasing out PPOR unexpectedly - learnings?

Hi all - anyone here had a sudden change which meant you had to lease out your PPOR suddenly, or at least sooner than planned? (Eg job offer elsewhere, other lifestyle changes).

How’d it go and any takeaway lessons?

I’m fortunate I have time on my side but I outgrew my PPOR sooner than I thought & am making plans to rentvest - I am only at the beginning stages of preparing.

Is it worth skimping on NBN?

I live alone, only WFH sometimes and only browse the web - I don’t really stream much. I’m only looking for 25Mbps, is this speed actually liveable?

Tangerine’s current deal of $47.90/mth looks the best, free FTTP upgrade. It has mixed reviews but just the usual amount for ISPs.

Getting sad on your birthday?

Hey ladies, I noticed that growing up I’d only ever hear “I hate my birthday” from female friends. I understood if they had some memories of disappointment (eg family) or truly hated the idea of ageing.

I never do anything big but I always liked my birthday as a time to treat myself & reflect on the cool things I did in the last year.

BUT

I think I’m feeling it now. I noticed around 29 or 30 that I’d get into a low mood around my birthday. I’m lucky to say I’m usually cheerful & extroverted, I’ve never been super depressed, or thought I didn’t do enough by x age. But it’s a melancholy I have no control over. I turn 32 next week and the feeling is really here again. I usually enjoy “birthday week” and I can hardly be bothered to make any plans.

I have a theory that, even though I want them but I’m not in a rush, it’s like my body is mad at me for not having kids yet…. It sounds weird but it’s where my mind goes. It’s like a biological/spiritual thing.

Anyone else? While we’re at it, how do you like to treat yourself on your birthday?

Managers: when did you start feeling like you were a good one?

I’ve seen lots of “what makes a good/bad manager” posts here so hopefully this isn’t too repetitive.

I’m 32 and a little under a year into being a manager. I got a promotion to a newly created role early last year then 6 months later got given a team of 4. The original PD said no direct reports so this could’ve annoyed some, but who was I to say no.

Just hoping to hear from anyone who has direct reports - we’ve all had a shit manager that it’d be easy to not be like, but when did you feel you were doing a pretty decent job? (And ideally not just hitting targets, but being a “good leader”?)

Why would God make someone who is incapable of even conceiving of him?

If he is the creator of all life, why make a human would never know of him? How can they be saved?

I’ve read a handful of posts here now and there seems to be allowances backed by scripture, especially in the context of judgement, for those who were born but could not have faith (saw a question about child who died very young or cognitively disabled people, can they go to heaven - Christians generally answered yes).

My question relates to those who have no avenue to ever even come across the concept of This God - let’s say a person in poverty in the slums of India, the most populous nation in the world. Has consciousness and free will BUT - there are many other religions, starving, no resources or education & will never get some, will never discover Jesus in his lifetime.

Skipping over how other religions even came to be - being this is reality now, why would they even be born? What’s the path to salvation?
