We design irrigation for 18-hole courses. Here is how commercial golf irrigation differs from residential and sports field installs.

We are AV Golf Design, and we handle the civil and irrigation master planning for golf developments. We lurk this sub sometimes because a lot of the turf and irrigation principles overlap, but the scale difference between a residential lawn and an 18-hole course is massive.

If you are a residential or commercial landscaper curious about how golf irrigation works at scale, here is what changes when you jump from a 1-acre property to a 150-acre course:

Pressure management across elevation

A residential yard is relatively flat. A golf course can have 40 to 60 feet of elevation change between holes. Without pressure-regulating valves and looped mainline design, your high points get mist and your low points get flooded. We calculate friction loss and dynamic pressure at every node.

Soil variability by hole

We do percolation tests every few holes. One fairway might be sandy loam that drains in minutes; the next is heavy clay that holds water for days. You cannot run identical precipitation rates across both. We zone the system by soil type, not just by area.

Water source complexity

Most courses cannot rely on municipal supply. We design around deep wells, on-site lakes, rainwater catchment, or treated STP output. Each source has different filtration, pump curves, and chemical treatment needs. A residential system hooks to a city tap. Our systems are basically small water treatment plants.

Central control and weather integration

A residential timer is simple. Our systems map every head to GPS coordinates and integrate with on-site weather stations. If wind speed hits a programmed threshold, the system shuts down automatically to prevent mist drift and waste.

The maintenance reality

Thirty to fifty miles of pipe means leaks are inevitable. We bury access boxes everywhere, but we still end up digging up fairways to find cracked joints. It is the nature of the beast.

We respect the residential landscaping craft—golf irrigation is just the same physics multiplied by a few hundred acres. Happy to answer questions if anyone here works on large turf projects.

We spent 18 months on a new course build. Here is why the dirt work always costs more than the grass.

We are AV Golf Design, and we do turnkey golf course construction and master planning, mostly across India and the Middle East. We know posting from a company handle looks suspicious on Reddit, so we will keep this purely technical and skip the sales pitch.

We just wrapped the earthwork and civil phase on a new 18-hole site, and we wanted to share some real numbers because most golfers (and even some developers) have no idea where the money actually goes.

Earthwork eats the budget alive.

The land we started with was relatively flat agricultural soil. To get fairways that roll naturally and greens that drain properly, we moved just over 420,000 cubic meters of earth. That is not an exaggeration. Every contour, every swale, every gentle rise you see on a finished hole was carved out by excavators and bulldozers working 12-hour shifts for months. The fuel bill alone for that phase was staggering.

Greens are built like underground tanks.

A USGA-spec green is not grass on dirt. It is a 16-inch deep engineered structure. We excavate the basin, lay a gravel drainage blanket, install perforated pipe networks sloped to exact fall rates, and then import lab-tested rootzone sand. One green takes about three weeks of pure civil work before the agronomy team even shows up. When you play a green that is firm the morning after a storm, that is not luck. That is a drainage system we spent days calibrating.

Irrigation is a plumbing project at city-scale.

Our last build required 44 miles of HDPE mainline and lateral pipe, plus 380 individual sprinkler heads. Every head is mapped to wind direction, elevation change, and soil infiltration rate. One zone might be pure sand and need high precipitation rates; the next zone is heavy clay and needs slow, low-volume drip. Getting that wrong means dead turf in six months.

Bunkers are money pits and we all know it.

We love how bunkers look on a routing plan. We hate building them. The drainage underneath has to be perfect or monsoon rain turns them into concrete. We use synthetic liners and imported silica sand now, but the construction cost per square meter is still one of the highest on the entire property.

The invisible 60%.

If you are ever involved in a course development, understand that the clubhouse gets the attention, but roughly 60% of your capital is buried underground in earthwork, drainage, retention lakes, and pipe before a single blade of grass is planted. We have seen developers blow their budget on fancy stone facades while cheaping out on the drainage plan, and then they wonder why the 7th fairway floods every July.

Just wrapped up my third course build. The unglamorous stuff golfers never think about.

I’ve spent the last eight years working civil construction and heavy shaping on golf courses. Mostly new builds, a couple full renovations. I don’t design the holes and I definitely don’t get to play enough anymore, but I know where every pipe, drain, and layer of gravel is buried on the last three sites I’ve been on.

Figured I’d share some of the stuff that surprises people when I mention it at the bar, because 99% of golfers have no idea what actually goes into the ground before the superintendent ever seeds a blade of grass.

First off, the dirt work is absolutely insane. Everyone looks at a finished fairway and thinks “wow, beautiful rolling land.” Nah. That land was probably flat as a pancake or a swampy mess when we showed up. We move stupid amounts of earth to create those contours. On my last site we shifted close to four hundred thousand cubic meters of soil. That’s not a typo. Four hundred thousand. And it all has to be compacted, graded, and drained perfectly or the course plays like garbage in five years.

Speaking of drainage, the greens are basically engineered bathtubs sitting upside down in the ground. There’s a gravel blanket, a network of perforated pipe, and then this super specific sand mix that gets tested in a lab before we even touch it. All so water doesn’t pool on the surface after a storm. I’ve seen guys on here complain about slow greens after rain, but honestly if the green is playable at all within six hours of a downpour, that’s because some crew spent weeks underground building a system you’ll never see.

Irrigation is another thing people underestimate. A full eighteen hole setup is easily thirty to fifty miles of pipe. Every sprinkler head is mapped to wind direction, elevation, soil type, all of it. And it still breaks constantly. We bury access boxes everywhere but half the time something fails in the worst possible spot and the crew is digging up a fairway in July trying to find a cracked joint.

Oh, and bunkers. Everyone hates hitting out of them but I promise you the maintenance guys hate them more. Sand washes down the faces every big rain, contaminates the drainage, clogs the lines. We’ve started using these synthetic liner systems on newer builds but it’s still a nightmare. Bunkers are easily one of the most expensive things per square foot on the entire property and they’re basically designed to fall apart slowly.

The weirdest part of my job is that most of the money in a golf build is invisible. The clubhouse gets all the attention but sixty percent or more of the budget is underground. Earthwork, drainage, retention ponds, lake liners, all the stuff that has to happen before grass goes down. I’ve watched developers blow their budget on fancy stone veneers for the clubhouse while the drainage plan gets cheapened out, and then they wonder why the course floods every monsoon season.

Anyway. I love the work but it’s grueling. Early mornings, brutal heat, constant travel. If anyone’s ever wondered why a new course takes two to three years to open when “it’s just grass and sand,” hopefully this explains a little bit of it.
