Existing Roof Condition (46 sq m/ 492 sq ft)

Following a full inspection of the property, it is evident that the existing flat roof, which forms the main roof area of the property, is retaining significant amounts of standing water. Large puddles are present across the roof surface, and water penetration is occurring through various joints and vulnerable areas due to general wear and deterioration of the existing roofing system.

To permanently resolve these issues, we propose the construction of a new pitched flat-roof system over the existing roof structure. The new roof will be designed with a central fall, creating a gradient from the centre towards both sides of the roof, allowing rainwater to drain efficiently and preventing future ponding.

In addition, two new box gutters will be installed at either end of the roof, together with a new front water outlet to improve drainage, as the property currently only benefits from a single rear outlet.

Scope of Works

Preparation

• Leave the existing mineral-finished roof covering in place to act as an additional waterproof layer beneath the new roofing system.
• Remove all loose debris and thoroughly clean the roof surface.
• Remove all existing felt details around the roof perimeter while retaining the existing roof covering on the main roof deck.
• Prepare the roof area ready for construction of the new roof structure.

New Roof Construction

• Construct a completely new timber roof structure above the existing roof.
• Form a pitched roof design with a fall from the centre of the roof towards both sides to eliminate standing water.
• Install pressure-treated structural timber framework throughout.
• Fix 18mm OSB roofing boards securely to the new timber structure, creating a solid and durable roof deck.

Drainage Improvements

• Construct two new box gutters (one at each end of the roof).
• Install new water outlets to both gutter systems.
• Install an additional front water outlet to improve overall drainage capacity.
• Dress all outlets with appropriate leadwork and waterproof detailing.

Roofing System

Supply and install a high-performance torch-on felt roofing system comprising:

Base Layer

• Bitumen-backed underlay felt applied using propane heat technology to achieve full adhesion to the OSB decking.

Final Layer

• Mineral-finished bitumen cap sheet applied using propane heat technology to create a fully waterproof and weather-resistant roof covering.

Gutter Waterproofing

• All newly formed box gutters will receive both underlay and mineral-finished felt coverings.
• All gutter details and junctions will be fully sealed to ensure effective water discharge into the drainage system.

Pipe and Penetration Sealing

• Any existing pipework or service penetrations passing through the roof will be properly weatherproofed.
• Suitable collars, flashings and sealing systems will be installed to prevent water ingress around pipework.

Waste Removal

• All waste materials, debris and surplus roofing materials generated during the works will be removed from site upon completion.
