First time buyer
More like rant or frustration.
So recently we did our first snagging with professional and he found several items and did the second snag. There were still remaining open items that we will check by ourselves prior to closing sale. Our snagger mentioned that the foreman was there during the second snag and aware of the remaining items and it’s now on the foreman’s priority list. A week later we followed up with the EA. To our surprise the foreman did nothing neither informed the developer. So we send the list again and the following day they said it’s done and ready for checking.
Here what happened next:
We went there to check the house, keys was on the door we help ourselves in as the foreman was late and we need to be back to work by lunch. While checking the remaining items, it feels like they didn’t do anything of it. And we discovered more issues.
Additional issues like leaking radiator, door rattling and doesn’t snug when locked. Multiple areas from kitchen to bedroom where laminated tiles are bouncy and most are near the wall. We know it’s floating but we don’t expect to bouce like a 1 cm gap from the ground. They also insist that it is not required to insulate the duct pipe in the attic for stove exhaust, okay.
House was a bit dirty inside lots of dead insects all over the place, toilets have been used with some remnants in the bowl, sinks were dirty as well.
We informed the foreman/site manager of the issues, he did not say anything, neither acknowledged the issue. But he told us “how many snag you already have? you have someone snag the house already”. I told him we are the customer and buyer, we found issues, so these are additional snag. He then insisted to vacate the house since he need to leave and told us to send the list to the EA.
We informed our solicitor to hold the closing. We send the list, the EA came back informing us that it is not a normal practice to snag the house after the second one. The developer will only fix specific items on the new list and insist that this should be the final list.
We share this to our solicitor but he was quiet and no advice. So we decided to reply to the EA that we can snag the house until we are satisfied or additional issues have been addressed unless the contract says so preventing us from snagging. We believe the bouncy tiles are not normal as what the developer says, they even said it can be like that in many areas. We insist they have to addressed all. The EA reminded us about homebound, yes we are aware and i feel like they are trying to play safe of the issues and trying to run away by pushing to close the sale. The EA emails always say we should be closing sale.
Anyone can shade a light on how it goes on their snagging to closing sale? We are not rushing moving in as the EA have been telling us since March that the house is ready for snagging in the following week until the actual date was end of June. We want to take our time ensuring the house will not have any major issues, we don’t expect it to be 100% fault free.
