Deposit protection TDS

Hello!

I moved out of my property recently after 14 years, and am currently not coming to an agreement with the landlord about deductions

I want to raise a claim with the TDS, but the certificate still shows my exes name on. He moved out in 2014, and the tenancy renewal in 2016 was changed to reflect my name only.

I have had yearly renewals for 12 month periods since 2016 with my name only.

Should the deposit have been reregistered in my name only, and is this enough to claim back the full deposit?

Bought a new house, orange climbed up chimney

Was joking with my boyfriend before she did it whether she could get up there, and her big belly made her like Father Christmas. He said it’s fine it’s blocked. Anyway, carried on unpacking and about 5 hours later lost sight of her, went looking and then out she plops.

Completed last week! Here’s my timeline

30th March - MIP agreed with broker, said I could go up to £360k but got the certificate for £300k as I was looking at properties in £280/300k mark

9th May - 15th property viewed I liked enough to put an offer in

10th May - updated MIP to reflect the asking price of £310k

11th May - offered on property, accepted a few hours later. Went in at asking price because it was fair for the property in the area, had been on the market a while and dropped from £350k (out of budget) to £310k (top of budget)

11th May - emailed a bunch of solicitors for conveyancing quotes, these ranged from £2k to £3.7k

12th May - instructed the cheapest as a friend had recommended them anyway

12th May - received sales memo, received onboarding portal from the solicitor. Started uploading statements, payslips etc. Couldn’t finish onboarding with solicitors as it asked for a mortgage offer vs the MIP so stuck here

13th May - sent payslips and statements to broker

15th May - full mortgage appointment with broker, agreed bank and discussed need for valuation survey

18th May - received text from Nationwide stating mortgage application received

21st May - text from Nationwide saying they’d booked the survey for the property

22nd May - two texts from Nationwide, one saying valuation completed, and one saying mortgage offer provided

27th May - mortgage offer received for amount required, finished onboarding process with solicitor. Solicitor notified me they’d received draft contracts from the seller, received title deed.

28th May - paid for searches

22nd June - all searches back!

1st July - chased my solicitor, queries answered from the seller and my solicitor reviewing

9th July - chased again, turned out wrong information was put in wrong for my mums AML checks (partial gifted deposit)

12th July - completed my mums AML stuff online

14th July - infilled Moneybox LISA details

17th July - property report received, contracts received

17th July - activated building insurance, life insurance, income protection insurance for 21st July

18th July - signed contracts, posted

20th July - Moneybox LISA withdrawn, paid rest of the deposit from my normal savings

21st July - cried because Royal Mail didn’t deliver this day like they were supposed to

22nd July - signed contract received, solicitor confirmed exchange can go ahead and they’ll be calling me shortly

23rd July - nothing lol

24th July - AM received a text and email from Nationwide saying funds are being released, finally contacted by my solicitor and exchanged around 2pm

30th - email to say my solicitor was setting up the transfer at 9.20am, 11am confirmed as completed!

Scaffold pigeon update!

Babies are growing well! It was raining heavy with strong winds last week, and my labourer had put this box up to protect them 😭 it’s better weather for a while now, so probably end of the week I’ll remove the box so they can see multiple routes of exit, you can see their adult feathers coming in.

It’s 34c here today, there’s a little watering point for the parents on the boards below, and we’re round the corner from some lakes and a river so there’s access to plenty. The parents are spending more time away from the nest now, but as you can see these are some well fed babies!

Two babies, I think about 7-10 days old? So we’ve got another 3/4 weeks of watching and waiting!

Quite a good nest actually!

Got this guy nesting on my scaffold at work. I’ve opened up the debris netting so the squabs can leave eventually, then I’ll have to wait til the nest is empty and before they can re-lay eggs get rid of it sadly, and block them from getting back in, so checking in every day! The scaffold is due to come down about 4 weeks from now.
