Any recommended places to service a ’26 Nissan X-Trail in Dubai?

I know most garages can do it, but I’m looking for somewhere reliable, or ideally Nissan-approved if that’s even a thing.
Nissan (Arabian Automobiles) wants to charge around AED 1,400 for a minor service, which feels very steep, and I just don’t see the value in it. Also, when I went for the first free service, I didn’t feel they were particularly professional and it seemed like they were mainly trying to sell as many accessories/service packages as possible. They didn’t even wash the car properly, saying only a basic wash was included.
Also, just to confirm: servicing the car outside the dealership doesn’t void the warranty, right?

Need advice: Should I exit one of my two off-plan properties before overstretching myself?

I currently own two off-plan investment properties: one in Sharjah and one in Dubai. Neither property is for personal use; my plan is to rent both after handover.

1. Sharjah — Al Mamsha by Alef

  • 1-bedroom apartment, Top-floor unit (600 sqft approx)
  • Purchase price: approximately AED 630,000
  • Around 45–50% has already been paid
  • Current payment plan: 1% per month
  • After the originally projected handover date, I will also need to pay two additional installments of 4% every year, on top of the monthly 1%
  • Originally expected to be handed over in 2027, based on the current progress, I would be happy if it is delivered even by 2028 as Construction does not appear to have started yet

My concern is that I may continue paying for several years while receiving no rental income. I am also not convinced that the property will appreciate enough to justify the delay and additional payment pressure.

2. Dubai — Warsan 4 / International City Phase 2

  • 1-bedroom apartment, Top-floor corner unit, Large balcony (950 sqft approx)
  • Purchase price: approximately AED 590,000
  • All charges and 40% of the property price have already been paid
  • The remaining 60%, almost AED 375,000 is due at handover
  • The project is delayed by 6 months but is reportedly around 90% complete according to RERA and the developer
  • A future metro station is planned around a seven-minute walk from the apartment, reportedly by 2029

I believe the Dubai property has stronger potential because I bought it at a relatively low price, completion is close, rental income should begin much sooner, and the future metro station could support its rental demand and value.

Financing and cash-flow problem

My original plan was to take a personal loan to cover the Dubai handover payment. However, profit rates have increased due to recent market and geopolitical conditions. I also recently changed jobs and now work for a non-listed company, which has made financing more expensive and potentially more difficult.

I am not currently struggling financially. However, if I take the loan for the Dubai property and continue paying for the Sharjah property, I estimate that I will have a monthly cash-flow deficit of approximately AED 3,000–5,000.

I also have barely any savings. I know that was not a wise position to put myself in, but I essentially went all-in on real estate because both opportunities seemed attractive at the time. While I would not be at risk of becoming homeless if things went wrong! as I have family here (they cannot support me financially, i still live with them though), I could realistically end up with little to no liquidity or even negative cash flow.

Options I am considering

  • Sell the Sharjah property, even if the profit is limited, and focus on completing the Dubai investment. If this is the better option, what would be the maximum acceptable percentage loss before selling no longer makes financial sense?
  • Keep both properties and live very frugally while somehow covering the monthly cash-flow deficit.
  • Sell the Dubai property at or shortly after handover, although I currently believe it has stronger investment potential. I have already been approached by buyers offering around 15% below my purchase price, but I did not entertain those offers.
  • Any other alternative plan
