Broke a lease, and immediately the property is leased again but for 3 weeks later.

The day I handed the keys back, the property was listed as leased, which was good as it meant I didn't need to pay much. I assumed I'd have to pay one weeks rent, as the property was listed as available from 7 days later.

However they've given me a bill for three weeks rent and told me theyre moving in in three weeks time. Am I fucked or are they not allowed to do this? I thought there was some expectation that they mitigate my loss and can't sit on their hands while they collect my money.

Horrible 6 month experience in a rental, broke the lease, and now the agent is trying to screw me. How do I protect myself?

Broke a lease on an old queenslander that've I've rented for almost half a year. Since the beginning, Ive had massive issues (see my previous post: https://www.reddit.com/r/shitrentals/s/LjAXZlBJfL )

Immediately after I handed the keys back, I claimed the bond refund.

Well, today they just sent me the exit condition report and are asking me to remedy a load of issues (maintenance and cleaning), and have left the keys in a lockbox. Thing is, the condition report completely lacks the condition report comments and photos I returned at the start of the tenancy. There seems to have been a mixup, and I've emailed back asking why my report isnt there. My report from the start of the tenancy lists the maintenance issues as well as how extremely dirty the house was (such as a toilet seat being covered in faeces). I must emphasise that every problem they listed existed when I moved in, except I have cleaned significantly.

Also, I just received an invoice for a break lease fee totalling almost three weeks rent. They can't do this, right? Technically I'm liable for a max of three weeks rent if a tenant can't be found. However, the property was listed as available from 7 days after the date I handed the keys back (I handed the keys back last Friday). And already it says the house has been leased . I'm assuming I'm liable for 1 week then, not almost three?

Any advice would be super appreciated!

Moved into a rental and there's already internet

Just moved into a rental and noticed the previous occupants left their router connected to the FTTP box. I gave the password on the back of the router a try and it connected! It literally feels like a miracle.

The house has been vacant for weeks. Is it legal for me to continue to use it until they notice and cancel it?

Hey all, breaking a lease early (hand keys back next week). I'm liable for a max of three weeks rent or until the property is relet. However, I know they must try mitigate my loss and relet the property as early as possible. Luckily they've posted the property online and listed an inspection in a few days. However I just noticed the property is available from 7 days AFTER I hand the keys back... Soooo what do I do? Are they taking a week to do maintenance? I thought they couldn't do that.

Any help/guidance appreciated!

Breaking a lease after only 3 months and after only having a dog for one month. The lease stipulated fumigation on leaving the property. Does anyone know if those insect bombs from bunnings will do? I can supply the receipts. Also, is it worth contacting the landlord directly and asking if I can forego the fumigation?

Hey all! I'm moving to the suburb of Leichhardt in Ipswich. Honestly, I had absolutely no idea the house is right next to the Amberley air force base (the largest RAAF base).

Anyways, the local waterways are heavily contaminated with PFAS, of course. And, the estate I'm moving into was a recently converted bit of the golf course that was irrigated with river water. In 2019/2020, samples were taken of the area, and in a local park the soil PFAS was measured at just under 0.05mg/kg. Isn't that heavily contaminated? The findings from the report were that it's low risk and acceptable, based on the assumption that you ingest 50mg of dirt a day. I have a dog and play in parks with her, so I'd assume id incidentally ingest a looot more than that. And again, isn't that a looot of PFAS?

Anyway, am I just super paranoid or do I have something to be worried about? I'm honestly kinda shocked that this isn't seen as a bigger deal, and further monitoring of the estate hasn't been done.

The report is here: https://web.archive.org.au/awa/20230427113652mp\_/https://defence.gov.au/Environment/PFAS/Docs/Amberley/Reports/202009HHRAFormerGolfCourseArea.pdf

A fact sheet published by the defence force is here: https://web.archive.org.au/awa/20230427113717mp\_/https:/defence.gov.au/Environment/PFAS/Docs/Amberley/FactSheets/202009AmberleyHHRALeichhardtFactsheet.pdf

Hey all!

So I've been living in quite a bad property, and its messing quite severely with my mental health. So, I've made the big decision to break the lease as I've found another property,

So, I'm in QLD and am liable for a max of three weeks reletting costs. How can I mitigate this as much as possible? I'm assuming I should give 14 days notice today (which is good, as it gives me a week to move). Should I be offering to find other people, or should I be inquiring about them keeping me up to date with finding new tenants - so I can be sure they're actually looking for people?
Any help appreciated!
