Co-founder sought - Real Estate start-up

Hi folks,

I'm an experienced UK real estate professional (Living Capital mostly) and I've set up a small Real Estate reporting business, aimed at prospective buyers and designed to be supplementary to surveys, legal advice, etc.

I've set up the business as a side hustle a few months ago and have already had some organic transactions through SEO, with zero advertising spend to date. I'm looking to ramp things up but alongside my other ventures/full-time work, I haven't been able to commit a lot of time to it. I'm open to working with someone who can challenge me/come up with other bright ideas and help grow the business/collaborate.

The product does not involve AI, it is not "proptech", it is not Fintech or some other buzzwordy bullshit. It's just a business that fills a gap in the market. We don't buy buildings or invest or require debt or capital or seed funding or any nonsense. I'm happy to go into more detail with select interested parties.

Long term plan would be to scale up, start to offshore or delegate the actual coalface stuff that I'm doing at the moment and then exit in a few years if it gets that far. The margins have a lot of fat in them.

Me:

\- Deep understanding of UK residential property market, including UK property planning system and law.

\- Extensive black book of contacts in real estate

You:

\- UK-based (Must - preferably London/SE)

\- British national (or long-term resident)

\- Strong interest in UK property market

\- Deep understanding of online advertising, targeting prospective purchasers through social media, growing sales, SEO and sales conversion.

\- Willingness to commit to vision and dedicate time to turning side hustle into business

Income tax paid by residents of each London borough vs other major UK cities

With Andy Burnham pledging to give *some as yet unspecified* share of local income tax to the mayor of London from 2028, I thought I'd look at how the total income tax paid by individual London boroughs vs other UK cities, based on their main council area.

It shows just how much higher salaries are in London. The 119,000 income taxpayers in Camden pay more income tax (£4.7bn) than the residents of Birmingham and Glasgow combined (£4bn).

Even keeping a tiny percentage of income tax could be transformative for London's finances but it also shows the extent to which that could be politically risky on a national level.

Adjusting per capita, only Edinburgh ranks above any London boroughs for income tax contribution.

There's one big health warning with this graph — it's based on the council area where people live, rather than where they work. And the non-London areas are based on the main council area of the city. For most, this is fine. But anyone who knows, say, Manchester, knows that the "Manchester City Council" area is an oddly drawn area that doesn't include the wealthier suburbs that are clearly part of the main urban area. I felt that to adjust for this would just risk introducing more discrepancies, so just read it with that in mind. Mounjaro Clothes Swap

Right, I've thought about this for about eight seconds but throwing it out there. One of the problems I'm facing is I was an XL, now an L with loads of space and should be a M soon. I don't want to sort out a whole new wardrobe in L when I'll be M soon, but I'm stuck in mostly baggy XL stuff. Must be even worse for women going from 20 to 12, for example. I hate fast fashion so I don't want to buy a load of primark stuff.

So the concept/question is, would a Mounjaro clothes bank type online swap thing be a concept people are interested in? Or do people just suck it up and buy new clothes and stick their old stuff on Vinted?

Racket recommendations

UK-based. I'm a 3.0 at my club and around the same on Playtomic. Currently using a Dunlop Nanomax Lite, which is my second racket. I like the textured finish and generous sweet spot.

I'm still working out my playstyle but generally utilize a lot of lobs and smashes. I have a good volley and a serve people struggle to return at my level but that's more to good placement.

I feel like the softness of the current racket maybe limits my smashes and volleys and they could be a bit more lethal.

I'm still learning, yet to master all the shots and don't want to be one-dimensional so would like something that's an all-rounder, maybe with a bit more "ping" off the face for smashes. Textured face would be nice, as would a good-sized sweet spot and something that's gentle on the arm/elbow.

Budget £100-200.

After that short list, any recommendations??

Rackets cheaper in Spain?

From the UK, in the market for a new racket but I'm going to be in Spain in a few weeks. Just wondering if I should wait and get a racket out there if it's noticeably cheaper (I guess because Padel is more popular) or more choice?

Given the recent interest in the DnD thread, just thought I'd see if there are any functional adults who'd be interested in a social group for monthly/quarterly/occasional draft nights or commander play. Say min 4 players/max 6-8?

Obviously there's events at TrollTrader but they're hard to fit in around work/family (also if anyone has ever smelt a prerelease before they'll probably understand why it's not something you want to rush back from a long day at the office for). Looking to see if there's any folks at a similar stage of life who'd be up for casual, fun games/takeaway/beer/wine?
