Transition from crib to… double bed?

Honestly just looking to see what people think or if they have down this previously and can share their experience.
Little man is currently 10 months and sleeps in a crib in his own room, adjacent to our room, as he has done since 6 months without issue.
We are in the process of moving houses and the new house will have 3 double bedrooms, one more than we currently have. The seller is selling us furniture they don’t need at a very reasonable price as they’re downsizing, to my house!
So when we move in the next couple of weeks there will already be a double bed (low ottoman) in bedroom 2. We (parents) will take the master bed but bedroom 2 actually has more usable space due to it being rectangular.
The plan is to keep little man in his crib until around 2 1/2 years old in bedroom 3, adjacent to our room, when touch wood we will have to kick him out of the crib and room to make room for his 6 month old sibling.
So my question is, am I crazy to think I can put a 2 year old in a double bed straight from the crib? We plan on installing a bed rail. I also plan on sleeping with him on occasion as to not wake my husband up if younger sibling wakes in the night and needs me, as little man would sleep through a full on rave.

Conveyancing timeline calculator/estimator

Hello, yesterday I came across someone who posted a really helpful conveyancing calculator in the comments of a post. I cannot find it for the life of me!
I vaguely remember it being green and white, but I am open to others if someone could please suggest the timeline calculator they’ve used?
I remember entering all details such as when offer was accepted, when surveys were ordered and returned, the normal stuff.

9 months and no teeth, is anyone else is the same boat? NOTHING is stopping my son from devouring every food we give him but absolutely no sign of teeth.

First walking shoe size? (UK)

Hello, I have a very average height and weight 8 month old boy. I’m looking to get some shoes for when he starts walking. Currently his feet are about 10cm.

I’m guessing his first pair of walking shoes will probably be a 4? Would anyone mind sharing what size they first put their average babies in when they started walking? I am fully aware all babies are different, if I buy too big, he can grow into them but I’m worried about ordering some which are too small!

Problem with estate agent - any advice much appreciated

I tried to change the topic but not able to.
I foolishly paid an online estate agent a fixed fee upfront to sell my house located in the midlands, England.
They did very little to progress the sale and my house did not come up in searches, they did change the things they had listed incorrectly but ultimately, just kept telling me to lower my price and strongly recommended accepting an offer of 37k less than listing price at £220k which was the same amount as my RICS survey I had carried out.
I put a complain in about the service I’d received, to which they said I can also list with another estate agent. I asked them to take down the listing for now as I was pregnant at the time and always at the hospital, therefore not at home for viewings (I had to do them myself).
Following the birth of my son in October, I asked them to please relist my properly. They told me that they had restructured the company and I would have to pay a fee of £3500 plus whatever else to list again. I replied saying I had already paid for them to sell my property, asked for a copy of the terms and conditions I signed and requested a refund for my amount I’d paid. They have been awful at replying, even saying their emails to me were in quarantine but did offer a goodwill gesture of £250 for this to be the end of the matter. I rejected this and again asked for the terms and conditions. The last contact I had from them was March 2026 when they told me they would have an answer for me by the following day. Since, I have formally requested the terms and conditions again, and asked them who underwrites them, giving them a week timeframe to do this in. However, they have ignored every email I’ve sent and call I’ve tried to make.
What would you advise my next step is?
The company is sold.co.uk however I had been getting a reply from someone with a ‘webuyanthouse’ email. When requesting the terms and conditions I email every email I could find related to sold.co.uk and we buy any house, but they have all ghosted me.
