Ubers/Taxi’s around Mooloolah Valley

Hello! I have a b’day party to go to soon at Mooloolah Valley Country Club. Does anyone know if taxi’s or Ubers frequent that area late night over a weekend and if the wait time is generally ok? I’d be heading back down towards landsborough, roughly 10 min drive.

Hot water system

Question, would a faulty hot water system come under QLD’s minimum housing standards? We have had a plumber come out and confirm the system is on its way out and they’ve quoted to replace but we haven’t heard whether it will be replaced or not.

To clarify, we have hot water, just not before about 8:30am every morning. Two people in the household can’t shower or use hot water when they start their day at 6am. Chilly showers at 6am through winter isn’t ideal, especially when there’s a primary school aged kid in the mix too.

I’m just wondering if anyone else has had experience in QLD with this and whether you know if it falls within the minimum housing standards? Like technically we do have hot water, just not at the time half the household needs it so it’s a bit of a grey area!

Entry report question

Can anyone advise if this is a terrible way to go about this?

I’ve decided to take the approach with the entry report that at the end of the lease, the burden of proof to prove any damage lies on the real estate as I always claim my bond immediately.

We have an extremely inept 21 year old property manager who has taken the most mid photos on the entry report, with most of them looking like they were taken with an iPhone 2 and basic generic descriptions.

If they say “minor scuffs” this and “small dents scattered throughout” that, but cannot show me these photos, it’s up to them to prove I’m responsible for any new or current marks?

If they have a photo of a hard wood floor that has “minor dents and scuffs” that’s been taken from chest height, that’s on them to prove anything further right?

If the photos they are their whole evidence for any claim, should I make them rely on their poor photos and inaccurate descriptions?

Issues I listed on entry report

It took me almost a week to do the entry report because of course everything was “clean, working, undamaged” meanwhile the vertical blind system downstairs is help up by sticky tape and any time I so much as look at it funny, there’s a metal strip that falls down and has hit me in the face twice now. And then the rotting skirting board that is black. I digress.

Question: the items I have listed on the entry report as needing repair or replacement, do I need to then raise that as a separate maintenance request or does the RE look through the entry report an raise the requests? Previously they have been raised almost immediately (how lucky) but it’s been a few days now with no contact.
