Found this enchanted fishing rod while fishing, is this considered a rare find?

So I built the house, a small outside place, a lake and I still have this place left. Idk what to do with it so I'd like to hear a few suggestions

And if you notice the chimney changing between pictures, it's normal I decided to tweak it a little after taking the pics and was too lazy to take them again lol.

Currently terraforming and doing deforestation(all of this flat land was only partially flat and fully, densly occupied by trees).

Planning on building some sort of village and base once the terraforming and deforestation is over. Any suggestions for what to build in ts village?

It's my first time trying to build such a house. It's been seven hours total or so I've been building it but from the outside it's mostly finished. What do y'all think? Is it good?

Personally, I think it'd have been game changing if Ewing Basin(that one settlement near Mount Hagen) was an actual, living settlement.

Now I know it's supposed to be a mining town, but imagine it with a general store, saloon, gunsmith, butcher, and even a permanent trapper. Given the fact it's also near the are around Pronghorn and and Hanging Dog Ranch, I think it'd be a great addition.

I also find it unfortunate that strawberry has neither gunsmith nor saloon, and that there is no trapper or fence in New Austin.

Having a town around Pleasance or Limpany would be very nice as well.
