Powder bath or larger kitchen…

We are in the process of selling a completely worn out rental and plan to redo the kitchen first. It is currently a 3 bedroom, 1.5 bath home 1400 square feet. The house has a great layout with 3 beds and full bath upstairs. The kitchen however is really small. Wondering for resale if we should keep the powder room which is talked behind the kitchen (photo 1) or eliminate it and expand the kitchen (photo 2). Any thoughts on this??

Little treats for my guests…

I am a new host and I’ve been stocking a few snacks for my guests including delightful homemade chocolate turtles that are individually wrapped and sold at a local store within walking distance. No one has commented on them but I enjoy providing them and I am wondering if there’s any reason why this would not be a good idea? They are not labeled but have a little shape of a turtle on the top.

Where do I list towels as an amenity?

Unless I’m crazy - but I have checked three times - there is no check box anywhere to add towels and/or facecloths as an amenity. It also doesn’t allow me to add an additional amenity so I just have to write it in the listing?

Brand new host - give me your best tips on here for avoiding crazies!

I’ve read this forum for months and now that I’m live I’m so scared. I have instant book off and I’m approving each guest as they come. I haven’t declined any yet. Currently I have a David Booker looking to book 6 weeks out for a couple nights with 5 others for ‘Grandmas 95th birthday nearby’. No trips or reviews. Would you: decline and state why? Or: state - “Hi David, thanks for the inquiry. I don’t see any trips or reviews for you. Can you tell me a little about yourself and where you are coming from?“

I did the latter but now I’m wondering if that’s weird and others would just decline?? 🤔🥹

I should add - I’m am so brand new I have no reviews yet. Is it disingenuous to say I’m declining because they have no reviews?

Male and female sexual standards in marriage.

I have been married for over 20 years. We have a bunch of kids together and a fantastic, healthy marriage. He loves the Lord and leads our family so well. One area that we have never aligned is our sexual frequency preferences. He is totally content with once a month. I prefer twice a week. As soon as you say that, people assume an affair, pornography, low T, illness, SSA or a bad marriage. In my case I can confidently say that none of those have ever applied in 20 years. This pattern of frequency has been consistent (besides the first six or so months of marriage) for our entire marriage. We are both fit and healthy. We have great sex. I have given up trying to make him someone he’s not, and have worked on myself so that I no longer take it personally. It is just who he is. I‘m not even sure why I’m posting this except that I have never really read a similar scenario here. Sometimes it makes me think something is wrong with us. So maybe if you are reading this and your sex life doesn't fit what’s considered ‘normal’ standards know that it’s okay. I am still a happy wife in a happy marriage.
