1br Rent Stabilized Apt - $1595 - Woodside, Queens - Lease Takeover - Avail 9/16

Available for move-in September 16. Rent is $1,595/month rent stabilized. Unit is 600 sq ft, on the 4th floor of an elevator building. 61-25 Woodside Ave, Woodside NY, 11377.

My wife and I have lived here for 3 years and have been happy, but we’re moving out of state and need to transfer the lease. The lease assignment covers the remainder of the term, 9/16/26–12/31/26, with the right to renew.

Location is excellent for the price: about 1 block from the LIRR and 7 train at 61st St/Woodside Ave, making commutes into Manhattan or elsewhere easy. No laundry in the building, but there are several laundromats nearby.

To qualify, management requires yearly income at or above 40x monthly rent, along with pay stubs and credit score info. There may be a $20 app fee (not confirmed). Security deposit is one month’s rent, plus due at signing the second half of September’s rent.

We plan to formally submit the new applicant to management by July 15, so they have the required 2-month notice. Ideally we’d get approval and sign over the lease by end of July to mid-August.

Please message me directly if you’re interested, want more photos/a tour, or have any questions!

Fidelity Making Up Policy and Refusing to Give Documentation

I've been a Fidelity customer for years. My job provides an HSA through the horrible Optum Bank. I periodically transfer my Optum Bank HSA funds to Fidelity, and every time Fidelity has reimbursed the egregious $20 transfer fee through the TOA fee request form.
https://digital.fidelity.com/ftgw/digital/easy/tf/feeinfo

However, on my most recent transfer, Fidelity has refused to reimburse the $20 transfer fee and sent me a letter claiming that they only reimburse this fee for account closures.

I pointed out that all of the past transfers were not account closures, and per the terms laid out on the request form, they reimburse for both transfers and account closures. ("Only termination or transfer-related fees are eligible for reimbursement.")

I reached out to Fidelity customer service whom claimed that:

"Fidelity will only waive (reimburse) for 1 transfer per firm every rolling 12 month period."

I asked for documentation on this, to which they replied:

Fidelity: I cannot say for sure when the policy was implemented but it is the current policy.

Fidelity: I can have a look but this will take some time to locate.

Fidelity: I am unable to locate anything that I can send to you

Fidelity: It is documented but I am unable to locate.

Fidelity is unwilling to provide proof of this new policy, nor when it was implemented, or where one could even locate the policy. I would be highly suspect about transferring to Fidelity and expecting fee reimbursement.

Help me understand step up fare

Hey, my wife and I rode from Penn to Woodside on a peak train. I used my 10 trip off peak ticket, and two stamps were pressed.

I asked to step-up, and I was charged for $4 each ticket.

Is this correct? It seems to be an overcharge, as the peak ticket price is $7.25, and my original fare was $5.75 per ticket. Shouldn’t I just be paying the difference of $7.25 peak and $5.75 off peak or at the very least the difference of $7.25 and $5, which wouldn’t be $4 even rounded up per person?

On the $4 receipts it looks to say Ten Trip Step Up S, does that mean senior? Even though my original 10 trip is not for senior or senior rate.
