Why is this so cheap? Bad neighborhood in the CD?

I know it needs a lot of cosmetic work but only $900k for a big house in the CD seems low. Is there something about this street or something I’m not seeing?

Pangram is such trash

I write a food newsletter where I post reviews and some recipes. I 100% wrote a quick and dirty recipe and was going to publish it in Notes and it came back 100% AI no matter what I did to it including adding several typos and rearranging things. Ran it through three other AI detector websites and 2 said 100% Human and 1 said 76% Human and 24% AI assisted. I disabled detection on that Note. My other question is do we know how many people actually click on the AI detection button on our posts? I can't find that metric anywhere in the dashboard...

Sponsorship pricing?

I just became a best seller with 100+ paid subscribers and it unlocked a bunch of stuff including the Sponsorship/Creator Kit section. I’ve never done sponsors on my Wordpress blog only paid ads through Raptive. What kind of pricing should I look at? Substack autofills in $5000 but that doesn’t seem right? Is there a formula?

Creator Kit and being a Bestseller?

I've been on Substack a couple of years. I have made it on the Rising Bestseller list (Food/Wine) several times but this creator kit is not available to me. Does it have something to do with the amount of paid subscribers? I wish they were more specific about the requirements.

I've seen some Substack influencers and others with high subscriber counts get Drip campaigns and saw a flurry of activity like six months ago, but still we don't have them. Does anyone have any insight? I read that they were only doing for Bestsellers but I've made the Bestsellers (food/drink) list a couple of times in the past couple of months.
