Beautiful solid wood desk, vintage. Gold drawer pull. Whoever had it before me painted it black without sanding so you can see the original wood coming through, scratches all along top.

Queen Anne/French Provincial style, cabriole legs.

[PA] Where else to advertise a rental? As a current tenant

Hi! We are looking for people to replace us as tenants in our Philadelphia house. Our landlord is saying they can't create an official listing (on Zillow, etc) until we vacate and they can take professional photos (they say it can't be furnished for photos). They said we can show the house and refer people in the meantime.

I've posted on Facebook groups and Marketplace, Craigslist, and I'm putting up flyers at local coffee shops and the Y tomorrow. Anywhere else I can share about the place? Really trying to fill our spot so there's no vacancy and/or demonstrate we made every effort.

Rental License Q

Hi! I live in Philadelphia and I am breaking my lease early because of life changes.

I know that legally I am still obligated to pay rent until he signs another tenant and we have been enthusiastic about helping him do that. Our landlord has yet to tell us what he wants to set the new rent at; we have two interested parties who would want to sign a lease at the current rent, but obv we have no application link or rent amount to share yet.

I discovered that my landlord never has held a rental license for this property and never sent us the housing suitability documents at the start of our lease that he was supposed to. I spoke with a real estate lawyer about this (who was admittedly not an expert in landlord-tenant disputes) who suggested this would make our lease void and we could just say as much and walk away. Then I spoke with someone at a free hotline for tenants who said the opposite: that it isn't a get out of jail free card and he could just get a license and take us to court.

Just trying to have all the information I can so that if our landlord jacks up the rent or tries to be difficult, we're informed. I've tried to find a local lawyer to speak to but so far no one I've contacted (besides the friend of a friend real estate guy) has responded.
