Eden Dispensary & Cafe (Sukhumvit 49, across Samitivej Hospital) is for sale. We're exploring offers until August 1st, 2026 — after that we begin converting the space into a new concept so the timeline is real.

The setup: 4 floors, ~500sqm. 1st floor has an ice bath, 40sqm outdoor garden, 120" TV lounge, and a fully licensed bar. 2nd floor is the dispensary plus one Airbnb room. 3rd floor has two more Airbnb rooms. 4th floor is convertible rooftop/storage. Lease runs to April 2027, dispensary license to December 2027.

Financials: 150k THB fixed costs monthly, 50k COGS. Revenue 400-500k low season, 600-800k high season. Net profit 200-400k/month. Airbnb runs at 90% occupancy with 100+ reviews. Clean accounting, taxes paid, SSO current, working visas issuable.

Handover fee is 2,000,000 THB. Non-negotiable — please don't lowball, it won't get a response.

Included: all inventory, merchandise, and Successful Stoner brand. This doesn't have to stay cannabis — wellness, F&B, hospitality all work in this space.

Every Saturday evening we run a casual chess club out of our garden lounge in Thonglor (Soi 49). It's called Successful Stoners Chess Club and it's exactly what it sounds like.

Low ELO, low pressure, good vibes. Most of us are sitting somewhere between 800–1100 so it's genuinely beginner friendly — no one's here to embarrass anyone. We run timed games, keep it social, and usually go until 8PM.

Free to join with any in-store purchase. Doors open at 4:20PM, first 3 people each week get a free pre-roll. Capped at 20 people so it stays intimate.

We run a weekly casual chess club every Saturday evening in the Thonglor neighbourhood of Bangkok. Beginner to intermediate level — most players are 800–1100 ELO, relaxed format with clocks, no tournament pressure.
