Is it true to get private work or Locum work counted before “2 years” you have to go to one of these niche doctor financial houses to get it counted towards capacity?

I have tried a couple of times over the past decade with regular brokers who didn’t know about some of the historic doctor perks around LVR and deposit etc so got spooked from more general brokers but I’ve had shitty service with my most recent lending capacity estimates (made big life decisions with wrong financial advice).

So do I have to go to another medical brokerage given I’m a mix of public and now a bit of private practice with occasional Locum work? I’m only 4 months in to private.

I have been following Dave Ramsay for some time and have found many of the snowball steps great for structure.

I can’t get my head around the housing ratios.

Dave says 15 year mortgage and 25% take home.

Which making a couple of assumptions gets us a maximum borrowing of about 900k that needs to house my family of 4. Now assuming we aim 3 bed and 1 bath that still has me having roughly a 90 minute public transport commute or a 40 minute commute with a $40 parking fee each day for work.

Is there anyone making these numbers work for them and still having a CBD based role? I’m seriously wondering if I just double the budget and ignore Dave or if I need to change my work role. My partner is unfortunately tethered to cbd so can’t make big city chances.

Just curious the thoughts and appreciate American housing landscape is wildly different.

Am I going to regret a MacBook? Do all the online pathology systems play nice? Or am I better to churn and burn windows laptops? (I seem to get a decade out of my MacBook compared to my partners 2-3years at most windows).

Needing guidance on how much we should push hope for a miracle.

We are not in the financial circumstance to get surgery for our 12yo dog.

Going to try conservative management but don’t know if this is likely to get remission.

Totally fine with buy wheel harness etc.

More just wondering what I need to do to be prepared for bed rest, toileting and feeding.

We have small human babies at home which is making me feel a bit overwhelmed.

This pupper was our first baby and I feel dreadful not knowing how to find the bandwidth or solutions for such a serious condition.
