What to look out for when getting wheels refurbished?

I've had a few sets of wheels refurbished over the years by different well reviewed companies, I haven't been too happy with the results with any of them.

In my mind, the wheels should look brand new, with no imperfections at all, and the coating should last at least 3 years. Is that unrealistic?

A friend recently told me that most wheel refurbishers don't do "real" powder coating, they only do "hot flocking". I don't know what that means.

I just need to get a set of wheels refurbished because the coating from 2 years ago is flaking off so I'm trying not to rely on reviews alone, as I think they can be faked. I want to know the technicality behind it more and what questions to ask.

Goodyear EfficentGrip Performance 2 vs. Eagle F1 Asymmetric 6

I'm struggling to choose between the two as there is currently a deal on which means the difference in price is only £5 per tyre. I think that means the Asy6 is the no brainer, but my use case doesn't call for a UHP. I value comfort, road noise and resistance to dry cracking over anything else. I don't do many miles.

I've already got the Asy6 on the rear axle (came with the wheels) and I'm looking to buy 2 new tyres for the front. I'll need rears at some point probably in the next year. I'd like my car to be more comfortable on broken roads, but I don't think the tyres are the main issue.

The car is a Merc C180 estate family car. With 2 young kids, I don't exactly push the car hard. It mostly sits on the motorway or pootles around town.

Am I overthinking it?

Buying from a LL who will evict the current tenant once an offer is accepted

I've seen a great property which is currently occupied by a tenant. I'm negotiating the price at the moment. The tenant seemed reasonable, but they had 2 kids and a dog. Does that make it harder for the LL to evict them, since they're not at fault?

I'm having a nightmare where we find that they haven't left on exchange day, and we end up homeless.

What kinds of guarantees do I need to ask for before we agree a sale?

Any other advice is much appreciated.

If a house is marketed as having a driveway, would you expect it to have a dropped kerb?

We had previously told the agent we were exclusively looking at houses which either had a driveway, or some other off street parking, or the potential to build a driveway.

This house was marketed as having a driveway on the Zoopla listing. From the photos, it looked like it had one. But upon viewing, we found that there was no dropped kerb, and we suspect that they wouldn't be approved for a dropped kerb because the front garden is so shallow. Councils don't want to approve dropped kerbs where the car may overhang into the pavement.

After the viewing we were asked for feedback so I told them we liked the house, but we were surprised that it didn't have a dropped kerb. I asked if we could find out if the vendor had ever had a dropped kerb application approved or rejected, as driving over the pavement without the dropped kerb was illegal. The agent got a bit arsey with me and told me that the vendors just use the driveway as it is and that was expected.

Unless their car is very small, it's going to be overhanging into the pavement. The council won't approved a dropped kerb, so the EA shouldn't market the property as having a driveway.

Anyway, I don't really care about it, even though it was a wasted viewing, I just don't understand why the EA was annoyed about it, it seemed like a reasonable query to me. If we'd known the dimensions of the front garden, we wouldn't have viewed it.

The house is still on the market and the listing still says that it has a driveway, which I think is misleading, especially since they're definitely aware.

I've now started asking about dropped kerbs before arranging a viewing.

What do you make of this bathroom?

I'm looking at buying a house and DIYing the renovation. In my current house, the bathroom rip out was a pain because the tiles were all stuck to Jackoboard / foam board which was stuck to the floorboards with tile adhesive, so I'm trying to understand and plan what this flooring rip out might be like.

I've only ever seen this flooring in public wet rooms or council installed walk in showers, but there is a bath tub here and no floor drain that I can see.

Is it just stuck down like lino or is it likely destroying the floorboards in the rip out?

I'm also not sure what that boxing / bench is in the corner. Hopefully that can go as well. I also note that the toilet drain is quite high, and it looks like the toilet is elevated to accommodate for that. The soil stack is on the outside of that wall so I'd probably need to cut it and bring the toilet waste out lower down. I'd want to put a close coupled toilet on the wall with the waste pipe. Everything else looks pretty simple.

It's not my first time, but I like to plan and budget well in advance because I'm on a tight budget.

I don't relate to the panic caused by the renters right act... Am I missing something?

I manage a 1 bedroom maisonette for a landlord. They want to have good tenants and they want to be a good landlord. They're not interested in maximum profitability, they'd rather do things to a high standard, but they're quite hands off.

I manage the tenancy through Openrent and we recently renovated the property throughout. It's only achieved an EPC of D, but it's got a new combi boiler and new double glazed windows. The only way it would get an EPC C is if we insulate the walls, which would basically undo all the existing renovation work, and would likely need the tenants to move out.

The tenants are a mature couple who appear professional and they're generally quite polite and courteous people. We provided them with a Karcher window vac and a dehumidifier at the start of the tenancy. We also made sure that there are high performance extractors in both the bathroom and kitchen.

​

We've had these tenants for 2 years and their current rent is well below market value, and we'd like to increase it slightly, but keep it below market value for the area.

​

Is there anything I should be considering now with all the reform etc.? What happens if the property needs to meet an EPC C, and the works are too invasive to complete with the tenants in-situ?

Why am I getting dual apps despite not having it enabled?

My phone has dual apps enabled only for a single app, which is Amazon delivery. But whenever I open a link that launches an app, it seems to launch a different version of it - i.e. one that isn't logged in.

See in the first screenshot, there are two McDonald's apps, however in the dual app settings, McDonald's doesn't have dual apps enabled.

​

I also have work apps on my phone, but having that work mode on or off doesn't seem to make a difference.

Can I run a single 600mm x 1200mm 6998 BTU Type 22 Radiator using 10mm plastic pipe?

Hi,

I want to add a double panel radiator around the 600mm x 1200mm size. I have to chase the pipe into a solid floor so I'd like to use 10mm JG pipe so that I don't have to gun up a huge channel, and I can curve it all so I don't bury any fittings into the floor.

​

Above ground, I will tee off the main 22mm copper flow and return pipes, and the pipe run is about 8m in total from the radiator to the main pipes.

​

I run my combi boiler flow temperature at 55C.

​

Would this be ok, or should I run 15mm pipe instead?

​

What would be the maximum size radiator I could run using 10mm?

​

I also need to decide whether to run the pipes in flexible conduit, hair felt or just straight into the floor. I'll be covering with a weak sand and cement mix.

Looking at a house with unattractive neighbour extension

I've seen a house that I like within budget, but next door has a rear extension which appears to be on the boundary line. Not an issue on its own, but their gutters and soffits must overhang into this house's garden and they have windows into the garden which I don't like at all.

What do we think? How would this affect things if I wanted to build a rear extension? What should I be asking if I have a viewing?

Is it just me or are there an increasing number of strange looking number plates on the road? I'm not talking about the boy racer / chavtastic ones that are specifically trying to achieve a certain look, I just mean ones that are clearly non-compliant due to... neglect? Poor printing? I've even seen a few London busses with strange spacing recently.

Many years ago, I fitted a set of Eicher discs and pads to my first car, these are the cheapest brakes sold at Euro Car Parts. They squeaked no matter what I did, I had perfectly cleaned every surface with wire brushes and applied lubricants to the correct places. I tried removing the brake grease, different brands, copper slip... No matter what I did, they would squeak again so I swapped the pads for a set of Brembos, again from ECP. The noise issue was cured.

I thought nothing of it, until I had a similar experience fitting Eicher discs and pads to a family members Suzuki Swift. This time they didn't squeak, but they would make a clicking noise, as though they didn't fit in the caliper bracket properly. Again, I swapped the pads out for some Brembos and the noise went away.

After that I vowed never to fit Eicher or any cheap stuff again, despite lots of people (mechanics included) having good experiences with them. This was over 10 years ago now, and I've only ever fit OEM brand brakes since, mostly TRW, Brembo and Ate - never had any issues. When I had a track day car, I was using EBC Yellow and Red.

A few weeks ago, a family member with an older Honda got a few MOT advisories for brake disc condition and pads wearing thin all round. I had previously slapped Brembo pads on this car a few years ago so it was expected to need discs too. The trouble is, the car is a 2005 reg vehicle making it over 20 years old and hardly worth anything, so I offered to shop around a little on their behalf. I found an eBay seller supplying a full set of Juratek brand discs and pads for £140 - a great price compared to the £170 for the cheapest available at ECP. I ordered them and they've been on the car for a few days now and performing perfectly well.

The discs appear to be coated, which is nice, but they definitely don't have the same quality finish as a Brembo and the pads look exactly like any other pads I've fitted. I'm not sure if it's in my mind, but the pads felt a little light when I took them out of the box - not sure. Anyway, they have all the appropriate markings making them safe and legal to use and they seem to perform perfectly fine. There's no abnormal noise, no strange feeling in the pedal, they just feel like normal brakes, perfectly adequate for an everyday A-B sort of car. Even if they don't last as long, it's perfectly fine. In reality, they're probably the last set of brakes this car will ever have. Certainly the last set of discs unless they develop a vibration.

I'm curious to know where others stand? My own car will need some brakes soon, and my plan was to use OEM, but I am tempted by the value offered by eBay sellers, and Juratek in particular. I understand that people are hesitant to cheap out on brakes and tyres, and I'm not planning to fit any ditch finders to my cars, but with brake friction it seems like even the cheapest stuff that is available in the UK is perfectly good? I don't think it will affect stopping distances at all since the caliper is perfectly capable of locking the wheel up, regardless of what's fitted. Perhaps my bad experiences with Eicher were isolated cases.
