Shifters replacement

Shifters on my beloved Raleigh are getting loose all the time. Looking for advice for compatible replacement. Should I look for old parts or it there anything modern I can replace them with?

Survey says end-of-life roof, vendor only wants to pay for a "patch". How hard do I push?

Buying an end-of-terrace in SE London, asking £555k. RICS Level 2 Survey flagged the roof being at the "end of its useful life" (plus some damp and rot). 1930s roof, no felt, neighbours already re-roofed.

The vendor's leaning on this line from the survey:

>"Widespread replacement will not be required but servicing work will be required..."

…but the same survey also told me to get a roofer up there and use the quotes to set the price before exchange.

So I did. Every roofer who inspected it said full replacement is needed, quoted up to £30k. Then the selling agency provided their own roofer who quoted full replacement at £14,5k. The "quote" was just 1-line email, no details, no nothing. Also their guy is not VAT-registered, probably very small company, so I'm not expecting useful guarantee on the works.

I asked for £15k off. The vendor came back saying the roof "doesn't need replacing now," they'll only cover the small maintenance/patch, and offered to have that done themselves.

Questions:

They're using "survey says not yet", but the survey told me to get quotes to decide the price, and they all say replace. Am I right that this kills their argument?

Is £15k realistic, or do I expect to land ~£8–10k?

Ready buyer, no chain, keen to exchange fast.
