Need honest advice before finalizing a 3 BHK in DS Max Sky Fields, Soukya Road – Worth buying at ₹6,700/sq.ft?

I’m planning to purchase a 3 BHK (1460 sq.ft SBA) in DS Max Sky Fields, Soukya Road, Bangalore at a price of ₹6,700 per sq.ft (base price).
Some details:
3 BHK – 1460 sq.ft saleable area
Carpet area is around 993 sq.ft (as shared by the sales team)
Total apartment cost is around ₹98 lakh before registration and other charges.
My plan is to hold the property for the long term (7–10+ years), although appreciation is also important.
I’ve gone through multiple reviews online, but opinions about DS Max are extremely mixed. Before I proceed, I’d really appreciate feedback from people who have firsthand experience.
My questions are:
Is ₹6,700/sq.ft a good price for this project, or am I overpaying?
How is Soukya Road as an investment corridor?
Do you see good appreciation over the next 5–10 years?
Is it likely to become another growth corridor similar to early Whitefield?
How is DS Max as a builder?
