People with horse property..what do you wish you knew before buying?

My partner and I are looking at buying our first horse property for 2 horses, and I’d love to hear from people who already own/manage acreage.

Some background: I have had horses pretty much my whole life, but always boarded them. We are property hunting in Nebraska, looking for 5-10 acres.

What are the biggest things you wish you knew before buying horse property?

Could be:
hidden costs
pasture/drainage issues
fencing mistakes
barn layout regrets
mud/winter problems
zoning surprises
equipment you didn’t realize you’d need
things that looked great during showings but became problems later
features that ended up being way more valuable than expected

We’re trying to think beyond just “pretty land and a barn” and avoid expensive beginner mistakes.
Would especially love insight from people with smaller setups (2-5 horses) or properties with mixed pasture/trees….

Thanks in advance… I know experience is the best teacher here.

been eating this every day for lunch for about 2 weeks! I have been calling it chili but most chili lovers probably wouldn’t claim this lol

My mom watched my kids this weekend and took my car, she left a bottle of milk upside down on the floor between the two captains chairs and the milk has seeped into the carpet and underneath into these pads. Any ideas on how to clean this? It stinks so bad. Can you replace these pads? Take out the carpet somehow?

These leggings (two different colors) used to be tight on me, so went back to see if I had any old pics in them. Old pics are from around August 2025, I started out 190ish after having my second baby. Currently 169.

I do kettlebell resistance 4x a week and peloton 5x a week. Weighing my food on the lose it app was really eye opening for me, I would really over eat on things like peanut butter before.
