I recently moved out, and my landlord is charging me to replace the rubber boot in a front-load washing machine becuase of mold. I will admit that there was no mold when I moved in, but I probably forgot to open the door a few times. Would this type of thing be considered wear and tear or can my landlord charge me for replacing the boot?

A tenant was cleaning an exterior light fixture and was unable to remove the glass cover, so they unscrewed the metal part of the fixture in an attempt to clean the glass. Now it does not function. Tenant says that the lease states, "Residents shall regularly clean exterior light fixtures."
How would you handle this? Charge the tenant for the replacement of the fixture or eat the cost?
Curious what it would be like living as a 40-something-year-old expat in Istria. How's the weather? Is hiking and mountain biking common? How's the food?
I get that the regime targets retirees with pensions, rental income, or investments from abroad. What if someone is 40 years old and has foreign rental and investments that fund their retirement? Can one still qualify for the 7% tax regime without a formal pension?
