MTB Sizing Help

Just wondering if I could get some other point of views on Retro MTB Sizing.

I'm looking at buying a Cannondale M500 from someone, the seat tube length is 18" and top tube is 20.5". I currently ride an M2000 which has a seat tube length of 22" and a top tube length of 23".

I'm 185cm tall and I find my current frame size comfortable, I probably wouldn't go any smaller in my eyes. But the person I'm looking to buy the frame from has worked in the bike industry for years and says that I could easily be riding an 18" mtb and am surprised to hear that I'm riding a +20" frame.

Just wondering if I could hear other people's thoughts on retro Mtb sizing and geometry

Looking at getting this Cannondale single speed/fixie, but I'm not sure what model it is??? Does anyone know?
