Building a property insights app for Colorado, looking for early testers in Denver

Hey Denver!

We’re building a property app called Glasshouse (we're from Sydney, Australia), and Denver is going to be our first US market.

We picked Colorado because sale prices are publicly available, and Denver has some seriously good open data. So far, we’ve pulled together:

  • 186,000+ actual property sales going back to 2015
  • Full sale history for properties
  • 131,000+ building permits, including renovations, new builds and demolitions
  • All from public Denver records

The idea is pretty simple, point your phone at any house and building and see everything you want to know about it.

You’ll be able to point your phone down a street and see sale prices over the buildings, browse every recorded sale on a map, look up a property’s history, compare nearby sales, and see what’s been built or changed around it.

We’re a small team based in Sydney, Australia, where Glasshouse is about to o live. Now we’re bringing it to the US, starting with Denver.

We’re looking for a few agents, investors, and propertym obsessed people in Denver to test the early version and tell us what’s useful, what sucks, and what we’re missing.

If you’re interested, drop a comment or shoot me a DM and I’ll get you access. You can find more here as well www.heyglasshouse.com

I built an app that shows every property's sale price and more through your phone camera, looking for NZ testers

Hey everyone, I’m Elliot, a developer based in Sydney.

Over the last 6 - 8 months I’ve been building an app that lets you point your phone at any street and see property sale prices floating above the buildings in AR.

Basically, you walk down a street and the properties around you light up with information like:

- Last sale price

- Estimated current value

- Full sale history

- Comparable sales

- Capital growth

- A quick AI summary of the property and surrounding area

It’s been live in Australia for a few months now with a group of early testers. We currently have around 5.7 million Australian properties across every state, with sale records going back decades.

The feedback from agents, buyers and investors has been really positive, so I’m now looking at bringing it to New Zealand.

Before I spend the time and money building out the NZ property dataset, though, I want to see whether there’s actually demand for it.

There’s a lot more I’m building into it, but those are the basics.

So I’m looking for a small group of people in NZ who'd be interested in testing it and helping shape what gets built.

If you're an agent, investor, buyer, developer, or just a massive property nerd, would you actually use something like this?

You can signup here! www.heyglasshouse.com

Thanks!

Built an app that shows you property prices just by pointing your phone at a building

Figured this sub might appreciate this.

I’ve been building a property app and started testing a feature where you can literally drive around with your phone pointed out the window and see properties appear in real time with their sale history and prices.

In the video I’m driving through a suburb just this weekend... scanning properties as I go, then tapping into one to see more details.

The idea isn’t just another “what’s this house worth?” tool, although it does that with knowledge of subrub median prices, It’s also about giving you the context around a property.

You can see things like:

  • active DAs and what’s being built nearby
  • new developments that could impact the area
  • zoning information (what you can actually build on the block, duplex, townhouses, single dwelling etc.)
  • previous sales history going back 35 years. (

It covers 5M+ properties across Australia using actual sale data, not just estimated values.

It also works for apartments, I scanned a whole building and pulled up the history for every unit inside. This feature was requested by a real estate agent in Sydney.

Still early days, but would love feedback from people who actually research suburbs, buy property, invest, or just like digging into this stuff. It's going live soon and I can't wait to get it into real users' hands.

Early access is open at heyglasshouse.com if anyone wants to have a play.

Curious to know as well, what’s the one piece of information you always wish you had when looking at a property or suburb?

I built a free satellite time-travel tool for Australia as a side project — 1987 to 2025

I’m building a property app that's gained a lot of traction in this group, and while waiting for test builds I started playing around with Australia’s public satellite imagery.

It ended up turning into something much bigger than I expected... and I decided to drop it in here for fun!

It is built with:

  • Mapbox GL for the base map
  • DEA WMS for Landsat imagery
  • EOX for Sentinel-2
  • GPT-4o for AI analysis
  • Vanilla JavaScript

The whole thing runs from a single HTML file, it's super fast.. I have been having fun with it all weekend and decided to share.

Current features include:

  • Year by year timeline scrubber
  • Side by side compare mode
  • AI analysis of changes over time (the ai discovered changes in the landscape that had not bee publicly reported or documented)
  • Coastal erosion tracker (40+ Australian beaches)
  • Water crisis monitoring panel
  • Spotlight gallery with over 30+ interesting Australian locations

I also built an email pipeline where you can request a free satellite report for any Australian suburb. It generates a report with before/after imagery, AI insights, and predictions, then emails it to your inbox.

I'd genuinely love some feedback, both on the concept and the UX. It's completely free and there's no login required!

I built a tool that lets you point your phone at any property in Australia and see what it sold for. Here's what I learned about how broken property data is.

A few months ago my partner pointed at a house while we were driving through Sydney and asked, "I wonder what that sold for.." Simple question. But answering it properly took 20 minutes across four different websites once I got home.

That frustrated me enough to start building something around 6 months ago. What started as a weekend project has turned into something much bigger than I expected.

The short version, I've mapped 6 million properties across every state with real sale prices, and built an app where you can point your camera at any building and instantly see what it sold for. But what surprised me the most was how fragmented property data actually is once you start pulling it together.

Some things I discovered along the way:

  • Zoning data is scattered across different state and council systems, none of which talk to each other.. it's the most clunky interface.
  • Development applications are public but practically impossible to find unless you know exactly which council portal to check.
  • Comparable sales, the thing every buyer actually want, requires you to manually search, filter, and cross-reference yourself
  • Flood, bushfire, and heritage overlays exist but are buried in planning portals most people don't know about

So I pulled all of that into one place. Sale history, comps, zoning, DAs, flood risk, school catchments, rental yields. There's also an AI layer where you can ask things like "Can I build a duplex here?" or "What's the 10 year growth trend for this suburb?" and it pulls from the actual data to answer, going back decades.

I posted about this on r/AusProperty a few weeks ago and it resulted in over 5,000 emails for the test pilot program I am going to rollout on apple. Since then I've had real estate agents across Sydney using it daily at open homes, which pushed me to get it working across all of Australia.

I've been building this for about 4 months now. Happy to answer any questions about the data, the tech, or how any of it works.

Mount Kosciuszko Tips

Hey legends,

Thinking of heading down this weekend to climb Mount Kosciuszko and potentially camp overnight somewhere nearby / on the route if that’s allowed.

I haven’t done it in winter before, so keen to hear from anyone who’s done it recently or knows the area well.

A few questions:

  • Is camping overnight actually allowed up there, and if so, where’s the best/safest spot?
  • Which route would you recommend this time of year?
  • Anything I should absolutely avoid?
  • How serious are the conditions at the moment, snow, wind, visibility, etc?
  • Any gear you’d say is non-negotiable?

I’m not trying to do anything stupid, just want to be prepared and know what I’m getting into before committing.

Any advice appreciated.

I built an app that lets you scan any house in Australia and know everything about it

A few weeks ago I posted here (https://www.reddit.com/r/AusProperty/s/GVMkhpS66J) about a property app I was building, and deleted it after gaining a lot of traction and an overwhelming amount of positive comments and interest.

The reason for taking the post down was so I could work through some IP protection, patent filings, and a few compliance questions around the technology behind it.

The idea started from my partner asking me as we were driving through Sydney, when she pointed at a huge mansion and asked, "I wonder what that sold for?"

That simple question made me realise how difficult property information still is to access.. and upon building this app, solidified the idea that how we engage with property hasn't changed in 25 years. You need to know the address, jump between multiple websites, search council records, look up comparable sales, and piece everything together yourself.. it's a headache. I have been building this now for the past 3-4 months..

Through a lot of work, I have layered zoning information across Australia, so you can instantly see how a property is zoned and what may be possible on the site. I have also mapped Development Applications and planning activity in surrounding areas thats updated when a user pulls the API request, allowing you to understand not just what a property is today, but what the future of a street, suburb, or neighbourhood could look like..

The experience across Australia in Glasshouse (what I have called it) includes:

• Sold price history
• Comparable sales nearby
• Median values and suburb insights
• Property history
• Zoning information
• Development applications (updated daily)
• Planning controls and overlays
• AI-powered property research

The AI layer which I personally believe to be a game changer, lets you ask questions like:

  • "What are the best comparable sales for this home?"
  • "Can I build a duplex here?"
  • "What DAs have been approved nearby?"
  • "What has price growth looked like over the last 10 years?"
  • "Show me similar homes sold within 1km."

I have linked that in the second part of the video attached in this post for you to see

What's been interesting is the response so far..

The original Reddit post was only live for around two hours before I reluctantly removed it, but it still generated a surprising amount of interest and a growing waitlist.

Since then, I've given access to a number of real estate agents across Sydney who are now using it daily at listings and open homes to answer buyer questions and instantly access property information which has motivated me to get this live to the rest of Australia.

What started as a side project has grown much larger than I expected.

I've now filed patent protection across six countries and have already started expanding the platform internationally (slowly), with the goal of making property information more accessible regardless of where you are in the world. But I am going to start at home first, in Australia!

If you'd like early access, I'd love feedback, I'll drop the waitlist link below. And yes, it's free. Have to ask any questions!

Thanks!

I have IgA nephropathy and built an app to help my kidneys.

NOT PROMOTION. Looking for free users to test!

Hi CKD,

I was diagnosed with IgA nephropathy at 18 years of age, I am now 32. Thankfully I have been able to manage it since then, and I am still in stage 1.

Over the years, I have always been awful at diet. I am fit, in great health (apart from the fact), and I can say that is hasn't inhibited my life in much, other than a bit of worry when I go for my check up.

I am aware that diet can significantly slow down the progression of CKD, and I have been consuming healthy food that fits my condition for some years now. But it is such a hassle, we all know this.

With my knowledge in apps and software, I have built an app that knows my levels, limits and stage and basically tracks what I consume with intellegence.

The app has a few cool features that I built based off my needs/wants and experience.

SCAN/TRACK DIET
- It allows you to scan any barcode/food/shelf and it will tell you the Potassium, Phosphorus, Sodium and Protein inside.

As it has knowledge of your levels so it peronsalises your limits to your stage and bloodwork. Most generic diet apps don't actually help anyone with CKD. So this app was tailored and built specifiscly for thos with CKD. E.g, those in stage 5 have different diet limits to those in stage 1.

AI CHAT
- It has an Ai chat that has context of your bloods/stage etc so you can ask it anything related to food. E.g, I want a snack, what can I eat? The chat will tell you a variety of options you can consume with context of what you have consumed that day.

COMMUNITY TAB
- Just like this group, it has a community chat where users can ask questions, post any big wins, or post about any new food recipes they've found. Users can show love, comment or just like it!

RECIPES
- We update CKD friendly recipes daily, and depending on your stage, these will reflect that. E.g those in stage 1 will see different recipes to those in other stages.

I have been using the app for about 2 months now, and I am looking for others to test in exchange for some feedback.

Would love to hear your thoughts on this!

This was my first post, so thank you for reading to the end if you're still here!

Spent years in advertising and the one thing that always annoyed me was how painful it is to actually keep tabs on what competitors are doing.

You’d go to the Facebook Ad Library, scroll around, screenshot a few things, save them somewhere you’ll never check again. Maybe throw them in Slack.

Rinse and repeat every few weeks.

So I built this tool to fix itL

You paste a brand’s Facebook page URL and it pulls in all their ads:

  • Creatives
  • Copy
  • CTAs
  • Launch dates
  • How long they’ve been running
  • Videos, images, carousels,, everything

What actually makes it useful is that it doesn’t just pull ads once, it keeps tracking them.

Every 7 days it refreshes so you can see:

  • What’s new
  • What’s still running
  • What they’ve pulled

If something’s been live for 60+ days, it’s probably a winner, worth studying etc. You can save them ands share around and also has the ability to save ads from mobile isntagram straight itnoyour dashboard.

Extra stuff I found myself needing

  • Breakdowns of hooks they’re using
  • Landing pages they’re sending traffic to
  • Format splits (video vs image vs carousel)
  • Flags for longest-running ads

So you can actually see what’s working vs what’s just being tested. I made it free for one brand in exchange for feedback!
