Overseas Pakistani buying apartment in Askari 11 Lahore – complete beginner

Sorry if these are very basic questions - Overseas Pakistani and have never bought property in Pakistan before.

I’m considering buying an apartment in Askari 11 Lahore in roughly the 3–3.5 crore PKR range and trying to understand both the money transfer side and the actual buying process.

For transferring funds from overseas, is the normal approach just to use Roshan Digital Account? Are there practical limits when transferring larger amounts like this? Is it cleaner to transfer from one account only, or do people sometimes split transfers between husband/wife accounts or does that just create unnecessary complexity?

Then on the actual purchase side — when buying in Askari 11, who are you usually buying from? Is there some central Askari / management office involved in the transfer process or are you simply buying directly from an individual owner?

How does the transaction normally work? Do you pay a small bayana/deposit first and then pay the balance at transfer? Is there typically a lawyer/conveyancer involved or is it mostly buyer + seller + dealer?

Having never bought before - my biggest concern is avoiding any fraud. What’s considered normal and safe in Lahore for apartment purchases? Is there some official transfer/verification process that people rely on?

Would appreciate hearing from anyone who has actually bought in Askari (especially Askari 11) recently.

DHA Lahore – Build New or Buy Established?

I’m trying to understand whether building a new house in DHA Lahore actually saves meaningful money compared to buying an established house.

My assumption (maybe wrong) is that building through a contractor/builder could save money by avoiding the builder/developer margin, but I’m not sure if those savings disappear once you factor in time, delays, hassle, and extra costs during construction.

For a standard 10 marla or 1 kanal house, roughly how much difference are we talking about between build vs buy?

Personally I don’t mind paying a bit extra to buy an existing house and avoid the whole build process - unless the savings from building are actually significant.

Appreciate replies from people who’ve recently built or bought in DHA and can share real numbers.

Hey everyone. Pretty sure my wife may have undiagnosed ADHD and we’re trying to figure out the best pathway in NSW. I remember reading recently that NSW was allowing certain trained GPs to diagnose ADHD and prescribe medication instead of having to go through expensive psychiatrists.

Does anyone know if there’s an actual list of these GPs anywhere yet? Preferably Sydney. Psychiatrist costs and ongoing appointments seem really expensive and we honestly can’t afford huge fees right now.

Would appreciate any recommendations from people who’ve gone through this recently.

Pakistani citizen currently living in Australia for more than 15 years and moving back to Pakistan for next 5-6 years for family reasons. Passive Income will continue to come from overseas bank interest & property rent - no income in pakistan. Trying to understand the practical side of how FBR deals with this for returning overseas Pakistanis.

  1. Once someone becomes Pakistan tax resident again, how strict is FBR regarding foreign-source income/assets? If the income stays overseas and is not remitted into Pakistan, is it still taxable in practice?
  2. Has anyone actually used Section 51 (returning resident exemption) after being non-resident for many years?
    • Was foreign income really exempt for the return year + following year?
  3. Does FBR practically accept foreign taxes already paid overseas as foreign tax credits without much hassle?

Would appreciate real-world experiences from people who have actually returned to Pakistan permanently.

Hey everyone !

We are family of 5 (3 kids) and for family reasons, we’ll need to live in Lahore for the next 3 to 4 years. I’m trying to get a realistic idea of educational costs before making any decisions.

My main question is: what’s a realistic fee range for a decent international/English-school in Lahore for a 12-year-old? He’s lived in Europe his whole life and only speaks English (very limited Urdu). He also has ADHD, so we’d prefer something not overly exam/grades focused but school that looks at holistic development. We may need a shadow teacher initially while he settles in.

As a secondary question, if anyone has recommendations for schools in Lahore that are a better fit for English-speaking kids and are a bit less intense academically (and possibly open to a shadow teacher), I’d really appreciate that too. But mainly what sort of fees realistically can I expect on per month basis ?

Hi everyone,

I have been living outside of Pakistan for 20 years but looking to relocate back due to personal reasons. I’ve been looking into getting a farmhouse around Bedian/Burki Road for my family. Not too fancy of a farmhouse - just a decent 2–3 kanal place with a simple 3-bedroom setup, maybe even in a gated area if possible.

I’ve been hearing some things that are making me pause a bit. Log kehte hain ke farmhouse rakhna itna seedha nahi hota, especially if you don’t have strong local connections. I’m not too worried about small stuff like occasional muggings - wo to har jagah hota hai, uske liye security manage ho jati hai (guards, dogs, etc.). But I’m hearing more about behind-the-scenes issues, like interference, pressure, ya phir unnecessary complications jahan aap ko “jaan pehchaan” chahiye hoti hai just to keep things running smoothly.

To be honest, I can’t really tell how much of this is real and how much is exaggerated. Is the situation actually such that without connections a person can’t peacefully maintain a farmhouse? Or are these just a few isolated incidents that people have blown out of proportion?

My situation is a bit different — I have autistic teenage children, and open green space would genuinely make a big difference for them. That’s why the idea of a farmhouse is quite appealing to me. However, if it comes with unnecessary long-term stress or risk, then I may have to reconsider.

If anyone has firsthand experience, please share honestly. What is the ground reality? What are the things people usually don’t mention upfront? Appreciate any guidance, thanks.
