Would you invest in this property ?

Single family house in a nice neighboorhood (B+). Purchase for $325k and needs probably another $30k of cosmetic work. Roof, windows, mechanicals are all 10 years old so that’s overall good in my book. My plan is put $25k down and $35k in repairs and closing costs so all in $365k. If I were to sell immediately it would probably sell for $425k after repairs.

I plan to rent for $2900-$3000 monthly and total mortgage+taxes+insurance would be $2,450.

Good deal or nah ? This is off market opportunity for now so not in MLS

Is the ground wiring correctly placed here ?

Bought this mini pedant light that came with a non-attached ground wiring. Did I attach it correctly to the fixture ? Now i plan to wrap it around the green screw and then connected it to the ground wiring in the building. Thoughts ?

Hi fellow investors,

I’m trying to make a decision between buying a side-side vs over/under duplex. They are right next to each other, very nice neighborhood (B+), with strong rental demand and high appreciation potential.

The only difference is side by side has electric baseboards vs over/under has hydronic baseboard (gas). I like side by sides better but this is New England and electric baseboards are very expensive to run ( tenants will pay electricity but still). There is obviously gas in the street but can be very expensive to convert to gas ( maybe $40k for both units).

I plan to buy and hold/rent for as long as possible.

What would u do ?
