Best dtf transfer company

Who had the best or most consistent gang sheet transfers?

Merch studio

Supa color

Dtfmasters

613 originals

Those seem to be the top ones i hear people talk about. Or is there another I should be checking out? I've had trouble with companies being consistent with colors in the past and the prints wrinkling after a few wash/dryer cycles. Still on the hunt for my go to supplier.

Sellers countering over asking

3 homes in a row the sellers have countered me with a price over asking/listing price. I know its their house and can do whatever they want. But is this common? Are they hoping for a bidding war? And when they don't get one, this is their "real" price? As far as I know I was the only offer at the time for all 3. 1 seller ended up unlisting their house. The other is still on market. And the last we're in negotiations but I don't think we'll make a deal.

Primary conditions not listed online?

I recently went to apply for a secondary claim. But while online filling everything out, when it asks what my claim is secondary to, when I click the drop down of what is already service connected, there are disabilities missing. Is this common? Should I just choose something else then in my explanation say that my primary condition wasn't listed? Or can I call in and have them add all mt SC conditions to the application drop down list?

How much should I love my first home?

Currently searching for my 1st home. Inventory is currently very thin in the areas in looking in (about a 3 city radius). We plan on staying in the home long term. We really liked 1 home but it fell through and the sellers took it off market. The rest out there look just ok, and dont really jump out at us. Weve toured a bunch just to see if the houses were better in person vs the listing pictures. But none left us jumping to make an offer. So how much should I love my first home? Am I being too picky? Or should I just buy whatever is in my price range in the area I want and look again in 5-10 years? Or just wait it out and hope something good pops up eventually?

All showers no tubs

In escrow now for my first home purchase and was thinking of the changes I want to make after closing.

The primary bedroom has a attached bathroom with a tub/shower combo... I hate tub shower combos. Would it be a bad idea to change it to shower only if that meant the house has NO bathtubs at all. The other bathroom has a shower only but its downstairs so I dont anticipate wanting to go downstairs to shower everyday. Or should I leave things be? Does it affect value? We personally havent taken a sit down bath in 30+ years each.

We dont have kids and aren't planning in having any either. Also no dogs and also don't plan on getting one.
