Problem/Goal:
Bibili ako ng house & lot sa subdivision (Visayas), pero unsure ako sa process at possible risks bilang first-time buyer.

Context:
Unoccupied yung unit since turnover 3 years ago at bare unit pa rin. Sabi ng agent, fully paid na raw yung property pero wala pang title at tax declaration dahil processing pa at kailangan i-follow up. Nasa agent daw yung pertinent documents and SPA kasi yung matandang owner ay nasa abroad na for good.

Previous Attempts:
Nag-site visit at may mga cracks sa wall at sa ceiling ng first floor. May mga tubig and green lumot din sa loob. Nakipag-negotiate na ako ng price sa agent.

May bibilhin akong house & lot sa BRIA subdivision sa Visayas. Unoccupied yung unit since turnover 3 years ago and bare unit siya. Sabi ni owner wala pa raw title and tax declaration. Processing pa rin and need ifollow up. Pero fully paid na raw. Nasa kanya raw mga pertinent docs for checking.

Sinamahan ko senior na mother ko magdeposit ng check P150k sa account niya sa BPI. Sa kaniya nakapangalan check. Si teller andaming tanong like bakit may 150k si mama? Saan galing? Para saan? Ang awkward sumagot kasi public andami kong katabi. So yun nagexplain ako and nagpakita ako ng paper na from legit transaction yun.

Forgive my ignorance pero SOP ba yung mga questions na ganun kahit less than 500k yung ideposit? Thanks for any insight.
