Mumbai: Bought a flat from builder in 2024 (completion 2029) and all dues paid till now. Builder has no resale till Occupancy Certificate clause. What options does buyer have?

Lets say a buyer has purchased a flat in 2024 directly from builder, and all installments as per construction plan have been paid till now. Suddenly the buyer has a financial crunch and wants to sell the apartment at that stage due to personal reasons.

But as per sale agreement, builder has a clause that no resale till OC is issued. In this situation, what options does the buyer have to liquidate the unit?

What are the risks of High Tension electric post next to an apartment tower?

Seen people talk about avoiding it. But basic research like chatgpt says its not to worry about as long as the min distance as prescribed by authorities is maintained. But you never know in India what deals and under the table exchange happened to get authorities approvals...

Is this really a reason to avoid a property if a HT post is very close to the tower (say 100 metrers)?

Whats the real deal here....

Landlords who rent out your properties - do you ask for income proof and do credit checks on your tenants?

When you rent out your property, the society usually does a background check but that doesnt cover income proof and credit worthiness. Do you guys do this yourself if its required?

Is it required?

Are there any agencies that help with this?

Tips on negotiating prices for resale apartment/villa purchase in Bangalore?

I am hunting for a good resale apartment or villa in Bangalore. I have shortlisted a few through brokers or online portals, and have visited a few and have few more lined up for visit.

The properties I am looking for are completed projects with immediate occupancy, in the 5-6cr range. Most of them would come under ultra-luxury category apartment or gated villa communities. After visit, I have only got the floor plans and the sellers asking price, and told the broker that I will get back, havent started any price negotiation as of now.

Out of these, the best I liked is quoted at 6.2 cr for a 3900 sqft SBA 4 BHK apartment.

What are some tips I can use to negotiate the price ? I am new to this city Bangalore and dont have much idea about negotiation tactics used here. Looking for advise from those who have dealt with resale properties this market and have experience with negotiations. Is there any specific document that I should enquire or some other aspects that can be used to get leverage and reduce the price, or the state of current resale market that I can use to my advantage ?

Pros/cons of buying 1 ready to occupy home for 5 Cr vs buying 3 smaller properties and using their rent to take the 5 cr property on rent

A property is available for resale, 3000+ st ft, 5cr is the quoted price which I am considering for living in. In that same society, other properties are available in similar size sq ft for 1.4-1.6 lakh per month rent.

Option A: outright buy the 5 cr property

Option B : But 3 smaller 2BHK apartments in another society which are in the market for 1.2 to 1.5 cr each, and put them all on rent. Assuming each gets rent of 40k pm, this rent goes towards cashflow for taking the bigger property on rent. Maybe a bit extra will need to be added towards the rent + maintenance etc I am going to pay per month for the bigger house.

Which option would you choose considering Indian/Bangalore market ? Does having rental income from 2-3 properties give any kind of tax benefit or advantage?

How is the Adarsh Palm Meadows society like for rental tenants? Best phase, HOA politics, etc

Anyone residing in this society in Whitefield? What are the reviews? Im planning on taking up a rental villa here, I have seen few houses and they are all good.

What are the internal politics like? Is there any rules or difficulties or discrimination against rental tenants?

One of the villas which we liked the owner stays in Canada and he has the POA with an agent who said the agent itself will execute it end to end and the owner wont be able to sign on the rent agreement as well, and we have to transfer the security deposit and monthly rental to the agent directly. Is this a valid and legal form of rent agreement that this society accepts?
