How to Grow Organically an independent YMYL website?

My website reached 5k monthly visitors in the first 4 months, and after a mistake from one of my developer and prioritization of another project, the website slowly reached 200 monthly visitors. During the low times I started relying on Bing only.

I started working on it again 2 months ago.. or close to 2 years after the incident and now reached 700, and Google started driving 2-4 clicks a day but I struggle increasing my impressions on Google.

Any advice?

What do you think of SEO for a UAE website?

What would you do?

You have 2 mortgages:

- 100K for a unit valued 1M (5k monthly)

- 400K for a unit valued 550K (3k)

You have 350K cash which could

- cover the 1st mortgage and partially the second

- cover majority of the second mortgage and keep 1st mortgage as is

- put a deposit for a third appartment

- invest it all in gold

You earn 35K per month and save around 10K

What is the best rate for a personal loan?

A friend of mine is looking for a bank to offer a personal loan. Her salary goes to ENBD.. but not for long as she was with them because she believed they would give her a good rate and they suggested a 10% interest.

Would you have any other bank opportunities, with salary transfer possible.

Do not use Humenti

I saw an ad on Reddit about Humenti to see if my salary matches the regional average.

The ad was referring to a free website which obviously could give you some paid options.. but expecting the free version to give me some value.

​

Guess what.. you will answer all their questions for their database I guess and the only answer you would get for free is "Your salary is below average" and then you can pay to know more.

My salary is super high compared to average and yet they told me I earn too little.

​

Waste of time - they are only trying to gather data and push you to pay. It isn't a benchmark at all

Digital Marketing Questions for Students in UAE

I am a Digital Marketing Director in a multinational, and working remotely. I have 10 years of experience and I have learnt many things in the past years as I was recruiting for my own team.

One of my biggest surprise was when I had a junior role vacancy, decided to give opportunities to students only, even if the CV was empty. I was looking for a good attitude, and common sense in a basic case study (no, I didnt ask for a company strategy but questions with no right/wrong questions.. the explanation was the most important). After a dozen of interview, I had to open the role to experienced professional. Why?

Students had such a bad attitude, expecting AED 20k without any experiences, and coming to interview without doing the case study.

Obviously I don't refer to all students but I wasnt lucky with my recruitment.

Once upon a time I was a student in Dubai and wished I saw such a post to ask question to someone about work life.

Here I am opening this thread to discuss careers. Any question you have about tips to land a specific job, feel free to ask.

Personal Loan instead of Mortgage

I own a property with a low mortgage on it, remaining AED 100K (5k per month), and I took an off plan with a 12k installments per month.

I would like to get spend as little as possible every month while still being mortgage free on my current property. This is how I thought of a personal loan but I have never taken a personal loan before.

My initial though was to take the maximum number of years (25?) and pay as little but I would like to be able to close it before time without crazy fees.

Do you know what are the rates and what are the main things I must be aware of?

Are banks allowing early settlements?

Do you know how much can I ask for? Something like 300K (it is less than 10X my salary)

Off-Plan.. is it the right time?

I bought a property off plan in April, and I wonder if it was the right choice.

I booked a unit in Damac Lagoons for 1.2M and DLD waiver with a nice view. But with the conflict in the region, I don't know if I made a wise choice.

It will be ready in 2029.

Direct-to-owner property

The market is crowded with real estate agent and it feels no longer 'normal' to deal with owners directly. Some of them might believe they are mandatory in the process while legally nothing mention this.

I am looking for an appartment and cant find a single agent that would help me find an appartment, instead they are all stuck to one appartment and if you dont take it, nothing they can do for you. I end up having to contact each one of them one by one to see if the appartment they 'represent' is available for viewing.

What is the purpose of having an agent from the tenant side if it doesn't support in finding an appartment. It could make sense for landlord who have no time, but nothing else..

This is also applicable to buy a property.

Any website exist to see direct to owner deals?

Best banks for mortgages

I have been with CBD for a while a truely love their bank at least when it comes to mortgages. My mortgage will turn flexible soon and I want to renegotiate it for a fixed rate. They dont seem to be responsive so I am now exploring a buyout with ADIB and FAB.

I would also like to get equity release for an off plan property I invested in, to replace the developer installment of 12k with smaller installment with the bank.

I'd like to hear your experience with these 2 banks or perhaps any suggestion of other bank.

Note: no salary transfer

Divorced at 31F

Feeling that couples nowadays don't last. My (future ex) husband has been asking for divorce because of 1 sentence he didn't appreciate which was basically me asking him to pay for our trip himself. I was already planning to invite him in a specific destination to celebrate my promotion, and he was suggesting I pay another one when I succeed even more.. anyway, silly things which do not deserve to become a topic.

Even if he did not appreciate my way, the consequence seems extreme and perhaps we didn't have the same definition of marriage..

Things become very silly, less than 1 year of marriage.

I am now in a weird state where I would like to meet someone but do not want to rush.

I do not have kids and would like kids. How do you meet responsible men?

I work from home, make decent money but expect someone to earn good too, I travel a lot, and I'm fun.

Needs Feedback on Real Estate

I currently own 2 properties:

- 1 bedroom which I live in, valued 1M

- 1 studio which is rented 5.5K short term, valued 600K

I booked an off plan unit (1 bedroom) with Damac Lagoons at 1.213M, only booked with 20% and will get the equity release of my 1 current bedroom to pay installments (because 12K a month is high..).

I would like to make another purchase of studio at Imtiaz but I wonder if it is the right move.. this would be an extra 7K per month on top of the deposit (which I can cover)

I save 17K-20K per month, knowing that part of my expenses I have 4.8K mortgage from the 1 bedroom and 2.5K for the studio. I will soon replace the 4.8K to include my existing 1 bedroom, 30% of DAMAC and 10% of Imtiaz. The total monthlies will be lower than 4K (vs 4.8K).

This means that until completion, I will only need to pay 7K from Imtiaz, starting at the end of 2027.

From 2029, I will need to book 2 mortgages for each off plan.

What do you think?

I'm always hearing that people make tons of money in Dubai but no one actually saves. Usually I can see it when anyone lose their jobs, they would tend to go back to their countries or be in debt rather than having emergency funds available.

Wondering, what's your salary and how much you save.

Mortgage in Sharjah

I have 2 mortgages in Dubai and can still afford to take a 3rd one. My existing mortgage represents less than 60% of my appartment values. And I would like to buy in Aljada, Sharjah. I have a couple of questions:

- What banks offer mortgages in Sharjah?

- Do they do flat rates like in Dubai?

- What's the down payment? 20%? 30%?

- Can it make me eligible for Golden visa or is it only related to Dubai properties?

Also, do you have any off plan opportunities for 2 bedrooms? I am looking to buy very soon
