27F looking to build community

Hello c:
Just recently moved to Rosemont. I wanted to try and make friends more local to the area. Would prefer to make friends closer to my age but hey if we vibe I don’t see why not. Also looking to build community with other LGBTQIA+ Latinos in the area.

A bit about me ima bit of an ATLA nerd. I love picking up too many crafty hobbies. I have a dog so maybe we can go on a dog walk (she’s not a fan of big dogs unfortunately). A bit of an artist but wouldnt call myself a great artist lol. I love working on diy projects or building things. Not a gamer but I do like playing among us, cod on mobile, and Mario games (also not the best but I try- if you also enjoy playing Mario 64 you’re great c:). Love nature so appreciate being able to get outside. I am trying to get fit so appreciate a buddy to keep each other accountable.

I had been doing my research on the area to see events or possible community things to do in the area to make friends but it’s seems many go into other parts of Sac to attend events or make friends. Wondering if anyone would be interested in a possible lotería night/afternoon at local park possibly? Or if anyone knows of any spaces that may let us host anything like that please let me know.

Rosemont

Moving to Rosemont in the next few weeks, wondering what the vibe is out there. What is the lgbtqia+ vibe out there. From what I’ve been reading seems like in terms of events not much but wondering how accepting the community is out there, etc.

Also wondering where to find some great spots to socialize or meet other Latinos in the area. What are some good spots to get antojitos out there if there are any. What are some great taco spots out there? Where’s the best panadería out there? Where can I get the best carne for the carne asada?

Got a new property manager some time ago (landlord doesn’t run the property), but was wondering if this is normal or if maybe there’s something residents can do about it.

Since she became the manager, she has pretty much had a lot of relatives, family friends, or people she has some sort of prior relationship with move in. Given that many residents have an established relationship, I have seen favoritism. She has stated we can’t have certain stuff in front of our places and her people are constantly breaking that rule. Though this is not the only instance of rule breaking, this is the prominent one given all the texts she sends reminders on.

She has asked for residents to provide their car registration and insurance policy. Some residents did not provide so they park on the street. This isn’t necessarily an issue as honestly there is plenty of street parking and the street is a dead end. The way residents park in the dead end is a little wonky so more residents are able to park, technically they shouldn’t be parking the way they do (just to mention no one is being blocked in if safety is a concern and there is plenty of space for several residents as the dead end is pretty big). Prior to this new rule, we had never seen parking enforcement out here (we’ve lived here a few years and through 2 property managers), usually residents are the only ones parking here. But since she made the rule we have seen parking enforcement several times. The days that parking enforcement is around, the parking lot gets filled. The people I see moving their cars to avoid a ticket are her people. Those not affiliated with her in some way are unfortunately left to be ticketed. Though I don’t have proof, I’ve been suspicious of the sudden presence of parking enforcement since this rule has been made.

She has also encouraged pictures and videos be taken when something is going on. I understand the need sometimes as we have had people try and break into apartments in the past, so records of who these people might be is important, but given the above (has several prior relationships established with several residents), she also uses this to her advantage for everything else. She has sent several pictures in emails regarding people breaking rules,etc. most people she has an established relationship with have cameras, and she if she ever needs footage she gathers it from them. She herself takes pictures and records and sends these records in mass emails/texts to residents. it feels strangely like public shaming. I have never had a property managerdo this prior. Usually, I hear of a property manager approaching a resident if there’s an issue or issuing a general notice/reminder to the community without singling anyone out.

I have heard her yelling at the top of her lungs to residents’ children (parents should be supervising but I don’t think it’s right/professional to approach the child yelling instead of coming to the parents first). I truly mean yelling I am not exaggerating. To add to this, when she speaks to residents, and if there has been an issue, she automatically comes at you accusatory. A previous neighbor I guess did something they weren’t suppose to and when I went to her office to ask something, she automatically had an attitude and said “tell you’re husband…..” mind you I don’t have a husband nor is my partner male, we don’t even remotely look similar (we both have Latin American roots but not even from the same country), nor have we ever caused a disturbance in our apartment complex. She has done this on more than 1 occasion with us alone. She has done this to several other residents as well. Once again, not professional and her approach is very rude considering she doesn’t make sure she’s addressing the right residents.

A few residents have noticed that our property manager drives around the property during hours she’s no longer in office. The latest I’ve seen her is 10:30pm at night. Though some may find comfort in her checking the property during her off hours, I think it’s a too much given so much above. It feels like we’re constantly under surveillance. And though we may not be breaking any rules, it feels uncomfortable constantly feeling watched.

There was a fire recently a few doors down from our apartment but given the proximity, we were affected by the smoke. The next few days we stayed at a friends and came back during the day to air out the place. One of those day, she came by with an inspector of sorts and basically let herself in to our place show the inspector the layout of the burnt apartment. She didn’t ask, nor did we give permission. She said something along the lines of “oh come see their apartment, it has the same layout” and let herself and the inspector in. At the time we didn’t say anything. Quite honestly my partner and I were both shocked to say anything given how fast this all happened.

These are just a few things since she has come into this position.

Edited: Just wanted to add that she also randomly messages with fees residents will be charged for certain behaviors? An example was if you leave your trash in front of your door, you’ll be fined $200.
