Went from the happiest family to the most dejected in literally one day because of Vastu. Feeling completely lost. Is Vastu the ultimate truth?

Long post, please bear with me.

We've been house hunting for technically over 20 years (lived on rent). Finally found a 3 BHK builder floor, 218 sq yards, 3rd floor with a large private terrace in Uday Park, South Delhi. 10-year-old , great condition, excellent light and ventilation, green surroundings, posh locality. Got it at ₹5Cr (seller listed at 5.50, we negotiated down). Title is clear, bank has done full due diligence, legal is clean.

We were 24 hours away from being very happy.

Then we went with a Vastu specialist today and here's what he flagged:

  • South-facing house
  • Main entry from southeast (considered the worst)
  • Toilets in the northeast (he called this the worst defect)
  • Our house now becomes a 3 bedroom 1 toilet house since we can't use the other 2
  • Vastu person said you can stay here for 4 years but sell it after that

Now the whole family is dejected. We had paid a booking amount which we can still refund and walk away.

Here's my situation and questions:

Background: We're planning to live here for 3-4 years and then sell, primarily as an investment. My family believes in Vastu. The plan was always short-to-medium term hold, not forever home.

My dilemma:

  1. Even if I personally don't care about Vastu, India is a country where 60-80% of buyers factor it in. Uday Park has only about 144 houses total — extreme scarcity. Will I realistically struggle to sell this in 3-4 years or will the location premium override the Vastu issues?
  2. For people who've sold Vastu non-compliant properties in South Delhi — how bad was the actual experience? Longer time on market? Had to reduce price significantly?
  3. Anyone with knowledge of Uday Park specifically — how Vastu-conscious are typical buyers in that locality? It's a premium, somewhat cosmopolitan area.

Getting a second Vastu opinion from a family friend. Legal is clear. Structurally, the house is great. The only issues are directional/Vastu.

Genuinely confused and would appreciate real perspectives over theoretical ones about is Vastu really that important.

Life savings, dream locality, perfect house — one Vastu visit later and we're about to walk away. Are we being stupid?

  2. Was I wrong to assume the ₹5Cr price already reflects a Vastu discount? The seller had only been in market 4 months when we negotiated. Tenants left in Feb, fresh to market. Is this actually a below-market deal or am I paying market rate for a deficient property?

  3. For people who've sold Vastu non-compliant properties in premium South Delhi — how bad was the actual experience? Longer time on market? Had to reduce price significantly?
