Any good gym in HSR with good trainers? Or, is cult the best option?

Landlord mentions in agreement that, '(rent amount) must be paid', without any mention of maintenance. It was conveyed only verbally that the entire amount is inclusive of maintenance charges

Landlord mentions that 3 month rent will be deducted from the deposit if i vacate within 4 months.

Are these red flags or normal? How can I negotiate when I have to move in within a day?
