Should I preserve this arch at the cost of having a very narrow hallway?

This is in a Brooklyn brownstone. This would be in the master bedroom. If we preserve it, the upper floor hallway would only be about 29” wide (for floor plan reasons). Otherwise we’d have a 36” hallway. I’m very torn about this! Last photo is another house on the block with the same design - they decided to keep their arch so something like that is what we’d have.

EDIT: here is a link (https://imgur.com/a/ne506WQ) with floor plans and such, including our drawings of different alternatives. Also a photo of a house interior hallway on the same block that would be the same width as our hallway if we keep the arch. Keep in mind that we’d like a side ‘hotel style’ entrance for the en suite bathroom which is also affecting our decision a bit. I’ve also added a photo of an original (I think) fireplace that would be in our master bedroom but that the architect says we should get rid of because it messes with the placement of the furniture. Any thoughts as to how to keep it without it being awkward? Its placement is in the floor plan pictures.

Is anyone else still getting error messages when they try to get available Odyssey tickets at Lincoln Square?

I’m noticing that when I see an available seat and click on it I keep getting error messages when I try to get through? But other people seem to be able to buy them because when I refresh a few minutes later they’re gone. Are they just using the kiosks or something? I’m trying app, browser, Wi-Fi, non-Wi-Fi, etc. Doesn’t matter the showtimes, I keep getting the error messages.

Also, some seats for future August showtimes have basically been available all afternoon but it’s just constant error messages when I try to buy it. It’s as if nobody is able to get through for those seats.

Any idea what is happening in these instances?

Does this campground itinerary for Glacier sound good to you?

We’ll have a 19-foot camper van first week of September. Just trying to get our hopeful campsites set now before I flesh out the itinerary. My biggest question mark now is: are we spending too much time in the West Glacier area the first 2 days? I’m just worried that with van pick up and everything, we won’t have too much time in the park on Day 1. 

Day 1 - pick up camper van at 11:00am in Kalispell. Get into park early afternoon. Spend day around West Glacier area, sleep at Apgar/Fish Creek/Sprague Creek campground. 

Day 2 - stay on west side. hike avalanche lake/trail of the cedars. Sleep at Apgar/Fish Creek/Sprague Creek/Avalanche.

Day 3 - Going to the Sun road. Logan Pass. sleep at Rising Sun/St. Mary’s.

Day 4 - Two Medicine/south area of park. Sleep at some private campground down there. 

Day 5 - Many Glacier area. Sleep at Many Glacier campground or private campground nearby. 

Day 6 - Cross border in Waterton. Sleep at… not sure yet.

Best campsites (for RV) in Apgar?

Is loop D ok? I just made my first ever reservation, not sure if better spots will open up later though. I’m wary of the cancellation fee. Ideally I’d be in Sprague Creek that night (it’s about 5 weeks out) but figured I can’t depend on that?

The particular site I got was on the market for like 20 minutes after I got the notification that it had been cancelled - does that mean it’s bad? I thought these were supposed to go really quickly?

We’re thinking about just doing regular home owners insurance. But it will be under renovation until probably March or so. Would you recommend additional or alternative insurance? If so, what?

Is this a good floor plan for a rental unit on garden level of NYC townhouse?

Top of the picture faces south. Idea is that the owners will live on top two floors and they want to have access down the staircase to the cellar without intruding on renters’ living space. That’s why staircase seems kind of ‘closed off’. Also there’s backyard access from the smaller bedroom.

How to navigate risk of asking for credit $$ from seller for zoning violation during ‘in contract’ phase?

We’re in contract on a NYC townhouse. The house has a 3-story rear extension built in the 50s. We ran the title and it came back with an issue: the extension was not officially ‘signed off’ by Dept of Buildings here. We have a 9-page document (affidavit etc) with a stamp of approval from DOB, but no official sign off. Now we want to ask for a substantial credit from the seller to deal with this issue. We need to do a huge renovation on the house and the issue is going to come up with DOB. It’s also listed as one family with DOB but we want it to be two family (which is how it’s registered with the dept of finance).

We have some estimates from contractors on how much it would cost to tear down or modify the extension (in the range of $100-150k), the worst case scenario. So we want to ask seller for that amount. Their realtor says they’re only willing to offer a small credit, ‘not much’. And he says he has other interested buyers who are willing to buy as is.

I’m worried that by asking for such a substantial amount, we’re going to make them pull out of the contract. What is your advice? What should we do? Anything is appreciated.

Edit: not sure if this is technically a zoning violation but didn’t know what else to call it.
