Sarnia Housing Market About to Free Fall

I have been watching the market for a while. And been offering on houses. Sellers are getting desperate that they are asking buyers to up their offers after they long expire. Our offer is our offer. Lower your price and see if you get any nibbles. Right now it is a game of chicken. Truly, it is really a get out while you still can on a high. If I were a seller, I would be negotiating and moving on. There is inventory from last year that resurfaced, likely in hopes for a better market. If you can't get what you want, renovate. If you can't sell lower your price. ANYTHING but beg us buyers to " COME UP ". The market decides. Buyers are the market. The lush of real estate is dead.

Conditionally sold

I was offering on a house and was told it was conditionally sold (sale of home). It has not listed as such on OneHome and it has been 3.5 days. Is that illegal? I think I am being told that so we offer more money, we are new home buyers.

Break and Enter and Theft

There has been a series of thefts on Wellington and Russel.

A neighbour's car. A friend and their bikes. Broke into my car and my Costco credit card deeply hidden in my glove box.

Will Sarnia Police or the city do anything about these thefts? When are we going to get European with our approach to people and get these people into rehab programs, and have their basics needs met so they stop breaking the law.

Rates and Downpayments

I was told recently by a broker that if you put a higher down-payment the rates are higher.

Why are we being pushed for being responsible with our money? I intentionally ensured all my debts are paid. Have a crazy good credit score? Should I not get a better rate because I am going to pay it? Especially in a time where people are defaulting?

I am a new homebuyer and I am told renewals are getting better rates as well.

Curious what rates people are getting and which bucket they are in.

It is almost insulting to the buyer? When the listing price is obviously not attracting an offer, reducing 5-10k is not going to suddenly attract interest. Would love an upvote if you are a buyer and you agree. Realtors comment your reasons below.
