Building Permit Redesign

Hello po! Question lang kasi nagsubmit kami ng plans sa PAG-IBIG and meron na approved loan. Now on the process kami ng securing the requirements para sa first release. One concern is for the building permit. Due to setback issues, nirerequire ni OBO na i-adjust yung design bago pirmahan building permit.

Based sa possible solutions, ito yung pwedeng gawin:

From 10 poste, I-adjust at gawing 8 poste. Ang concern paano siya i-process sa PAG-IBIG? Mahohold ba release ng loan? Need ba ulit magkaroon ng re-assessment ng approved loan na tatagal ng ilang weeks? Malaki ba possible mawala sa approved loan?

Setback issue for occupancy permit

Hello! Question lang po sana about setbacks. On the process kami ng processing for approval ng building permits. Sabi ng building official nung chineck yung plans, need i-move yung isang column namin near roadside dahil kulang ng setback ng 0.9m. Sabi ng engineer ko, ayusin nalang sa plans para ma approve building permit pero sa actual huwag na baguhin.

We only have small lot area kaya gusto sana i-maximize yung space.

Option 1: I-usog yung column - hindi daw feasible sabi ng engineer namin kasi magbabago yung buong structural plans. May tendency na magbago yung total bilang ng columns

Option 2: i-usog yung buong design ng 0.9m paatras - hindi rin okay kasi mawawala yung service area na plan namin ilagay sa likod

If we opt to proceed sa ganitong setup, paano kami makakasecure ng occupancy permit? Fines lang po ba ito and how much?
