Why does North Beach have almost no decent gym options?

I live in North Beach / Miami Beach, and I honestly don’t understand why this area still has such limited gym options.
North Beach has been growing and developing, but when it comes to fitness, residents are basically stuck with very few choices. The main local gym option, Beach Body Health Club on Collins Ave, is in really poor condition and somehow is now listed as a “Premium” gym through Active&Fit Direct.

The equipment is old, worn out, and poorly maintained. A lot of machines have torn upholstery, visible damage, rust, dirt, and the place often does not feel clean or sanitary. The AC barely works, and from what I’ve seen, the overall condition of the gym is far below what most people would expect from a “premium” facility.

North Beach really needs better gym options. With all the residential buildings, new development, and people living here, it feels crazy that we don’t have a clean, modern, well-maintained gym nearby.
Does anyone else feel the same way? Why hasn’t a better gym opened in North Beach yet — Planet Fitness, YouFit, Anytime Fitness, Crunch, or any other full-service gym? There is clearly demand here.

2021 Sonata N Line paint peeling from front bumper — warranty?

I have a 2021 Hyundai Sonata N Line with only 18,998 miles. It is also a Hyundai Certified Pre-Owned vehicle.

A small crack/chip started on the front bumper paint, and over time the paint just kept peeling off more and more. It looks like the paint is separating from the bumper, not just a normal rock chip. There was no accident on this car, and I barely drive it, maybe 100 miles a month, it’s also in gated garage and I know nobody hit me, parking spaces are covered with cameras.

Has anyone else had this happen on a Sonata N Line or other Hyundai? Do you think this could be covered under the factory warranty / CPO warranty as a paint adhesion issue?

I’m planning to take it to the Hyundai dealer, but I wanted to ask here first to see if anyone had a similar experience and whether Hyundai covered it.

Photos attached. Thanks!
