In January 2025, I made annual lump-sum mortgage payments totalling $57k. It appears I transferred the funds into the revolving portion of my Home Equity FlexLine (which already had a nil balance) rather than the term mortgage portion (which has a healthy balance). While I accept this was my error, this means the account had a significant credit balance for 18 months instead of reducing my mortgage principal.
As a result, my mortgage continued to accrue interest at a higher rate. Although I occasionally felt my monthly statements and online banking balances didn't align with my math, it was not clear or evident to me what had actually occurred. The statements did not indicate, in a way that I could reasonably understand, that my payment had not been applied to the mortgage principal and instead remained as a credit on the revolving portion. I was never contacted or otherwise alerted that this situation existed, and I only discovered it while preparing for the sale of my home.
Based on my mortgage balance, applicable interest rates, and the period from January 2025 to July 2026, I estimate that I incurred approximately $4k in additional mortgage interest that could likely have been avoided had the payment been applied to the term mortgage as intended.
I've brought this to the attention of my bank trying to seek reimbursement. Branch staff informally sided with me confirming the statements are difficult to comprehend and that this oversight wasn't immediately identifiable to them either (I deal with them often). They referred me onto corporate who closed the case stating no culpability.
I've been told I can escalate further with the bank, and also the Ombuds, but wonder if it's worth the battle.
long-time fan of the pod with varied listening tendencies as of late (see previous post: https://www.reddit.com/r/lasculturistas/comments/1sznbme/somethings\_shifted\_for\_me/).
regardless, i resonated deeply with adam shankman's reflections on:
wanting to feel protected as a child
being forced into an entirely traumatic experience by his parents
recognizing his parents were misled by the program's intentions/outcomes, realizing 'the program' was dimming his light as a child
all the therapy in the world actually can't remove toxic voices from childhood about what it means to be gay or queer-identifying. and tho those voices simmer over time, they're always still there. links to notions of endless (and exhausting) efforts to go above & beyond in seeking community, care, and love.
a lot to digest, i'm glad i tuned in. an especially important conversation during pride season, acknowledging how complicated, triggering, or difficult the season may be for many with varied lived experiences.
much love & in community. xx
