So to be clear this is all chain free.
We’re moving in with my parents.
The buyer is a first time buyer.
We’re selling our 9 year old New Build Home.
I’m trying to work out how close the sale is probably is too being completed, we’ve done the following:
- Got the buyers surveyor in this Thursday
- Answered all the queries between solicitor’s
- Sent out the application to Help To Buy to sell the property
- Got the estate management pack.
Did anyone have any experience selling their new build and how close we are to being complete based on all that?
I’ve just noticed bamboo on a property we’ve only just had a bid accepted on last week, I’m honest I’m a bit concerned by it.
I’ve read up on it and it looks like it isn’t running Bamboo and it isn’t invasive, but it could be months before we move into the house.
So I just worry what it’s going to be like before we move into it. What do you think we should do, wife loves the house.
We’ve had an offer accepted on a house and I didn’t notice this when we were there, but is it me or does this look like bamboo?
And if it is how easy will this be to take out? I understand it can be maintained but I don’t particularly want the plant.
I was listening to John Lennon’s Help Piano demo before and I just couldn’t get over how much the demo actually sounds very much like ‘Somewhere only we know’ by Keane.
Which I think is pretty ironic considering the song is very much about the same thing.
Also could hear that Help demo by John all day. Would have loved to see him rerelease some songs on his own to see what he would have done.
So I think there’s been a lot of discussion around Ederson, and initially it felt like a lot of people were hating on the guy before he’s even kicked a ball.
Now it seems to have shifted into people constantly seeking reassurance, and when they get that reassurance, people bring up Ugarte and Zirkzee.
So I thought this needed its own post.
That first summer under INEOS wasn’t a complete write-off, but people need to remember INEOS and the subsequent hires weren’t ratified until only a few months before the window opened. United were basically picking up opportunities to supplement the squad at that stage.
Not only that, Erik ten Hag was still the manager, and realistically the alternatives at the time weren’t much better either. (Besides Pochettino, but I’ve given up on that one.)
Ederson is a player United’s scouts have monitored, and more importantly wanted, for around three years. There have just always been more pressing deals to complete first. I also believe Wilcox mentioned they were discussing players whose contracts would be running down soon, which fits with Ederson.
They’ve known for a while who their first midfield target was going to be. He’s very much a like-for-like replacement for Casemiro stylistically, but with the engine to cover a big pitch like Old Trafford demands.
Also remember, the fee is relatively low in today’s market, so worst case scenario you probably sell him back to Italy or Spain for close to what you paid anyway.
So just let the recruitment team do what they need to do. We’ve waited years for an actual football structure to properly back the scouts at the club. United have a lot of very good scouts, but now it finally feels like there are people listening and putting the structure in place to get deals done properly.
I’ve been very critical of United’s recruitment but this isn’t buying Fred in 2018 just because City want him, there is a structure let’s support it.

So I feel like I’m getting asked a lot of silly questions from the buyer. He had his second viewing and I went through everything with him, even explaining things about the house that he didn’t ask about, and he seemed to really appreciate it.
I completely understand it’s a big purchase, and ultimately I want him to be happy with the house. But the house is only 9 years old, and I’m starting to feel like he’s either trying to reduce the price or he’s overthinking things.
The latest question was: “Have you ever had the skirting boards checked for damp?”
For context, it’s the brown trim/detail between the skirting and the flooring. It’s slightly weathered and a little raised, but new-build houses tend to retain moisture for the first few years, and it’s also right next to the outside door.
No marks on the wall or skirting, nothing like that. But why sit on that question and not ask me when I’m there in front of him?
I just feel like should we should just go back on the market? At the end of the day I expect this is what you’re going to get whoever we sell it.

It’s a 4 bedroom detached, and the area is nice. But I kind of don’t want to look desperate. I thought it would be good to pick the brains of some landlords and see what they think?
So we are in such a competitive area in the North West for houses at the moment. For example, the estate agents around here post teaser videos of houses, usually just the outside.
So they posted a “coming soon” video on Friday night showing only the outside of the house. I rang on Monday to arrange a viewing and they offered us Saturday morning, but the inside and floorplan of the house wasn’t even posted until this afternoon Friday.
Then, literally at 4pm, I got a call saying they’d already accepted a bid because someone had viewed it on Thursday. I honestly cannot get over how ridiculous the market is at the moment.
They had posted nothing about the inside of the house, no floorplan, nothing. I rang during the week asking for details and they said it still wasn’t ready.
But it’s honestly just made me paranoid. How am I supposed to win a house when people are willing to do that? My wife’s a teacher so she can’t just leave work, we’ve got a toddler to put to bed early evening, and I just don’t know how we’re supposed to compete for these houses.
Anyone else just finding, that finding the right house is becoming a full time job at the moment. 😂
Seen some reports before that David de Gea would love to return to Manchester United, and it makes me wonder if he’d actually be the perfect number two.
He’s 35 now, knows a lot of the squad, and I think he’d be an ideal rotation option if needed. Obviously it would depend on the wages, but if he accepted something around £50–60k a week, I don’t think that’s too bad in the grand scheme of things. You also want experience in the dressing room.
Before anyone says it, I don’t think Vitek will be United’s number two long term. He’s worth too much money to just sit on the bench most of the time. They’ll either loan him to a Premier League club to increase his value or sell him.
I was wondering if I could get some advice.
So our house is a new build and we’ve recently sold it, we’ve been in it for 9 years, no issues.
But I don’t want little things to come up on the survey where the buyer tries to knock things off the price.
I was wondering should I get someone out to re-seal the bath and should I fix some grouting on the show, a bit of filler here and there?
Or should I just wait for the survey? I assume these things won’t really be overly flagged but I don’t want to really spend money on a house I’m selling if that makes sense, we’ve had no issues?
